Still a little gutted that TMU dropped the student residence from their Science building - but any more student accommodation around the campus is a good idea for sure.

Very interesting - given the lack of the typical Toronto processes (Zoning/SPA) the built form here is a lot more like a traditional residence like Pitman Hall rather than the tower-and-podium style Hoem and Daphne Cockwell residence building. Way more students on a floor is probably better for the sense of community - just results in a massive built form!

Having lived in Pitman and then studio apartment style student accommodation when I was back in the UK - I much preferred the sense of community I got in Pitman, living on a floor with loads of others!

at 20 storeys of residential floors and 1,370 beds, that would be 65-70 beds a floor.

On Campus student housing does NOT need to conform to local Municipal Planning regulations in 2025 -
“the biggest change introduced through Bill 185 is to exempt undertakings of public post-secondary institutions from the Planning Act and site plan control provisions of the City of Toronto Act. “Except as otherwise prescribed,” this would exempt undertakings from the requirement to obtain official plan amendments, zoning by-law amendments, site plan approvals, and plans of subdivision approvals (among others).”

It's an improvement but jeez, such a prominent location and they're putting a squat little building here? This could have easily supported a 60+ story tower with either a hotel component or private residential with a separate entrance.

Such a pity that we will loose this village-feel on Bond St with the terrible ground floor treatment. I loved walking to the planning building and the having this streetscape.
I'm all for the increase in student residences though so it's all very neutral for me.
