Haha - much of that has to do with the fact that I (and any of my real estate holdings) happen to be somewhere beyond the borders of Highway 427, Etobicoke Creek, Steeles Avenue, Rouge River and the shores of Lake Ontario. (But yeah, the rest is just you, Doug...)
