Per usual, the city really went overboard with the parkland dedication. Every residential block is set to have a large interior courtyard, and yet a very high percentage of reclaimed land from the interchange will still be functionally empty. Parkland is nice but we are trying to build a city not a new batch of the greenbelt. IMO the city driven new devs tend to feel very empty/dead due to the very high portion of open space (Corktown), never mind the fact more affordable units could have been built. People love the old city because of the continuous street walls and busy urban neighbourhoods.
