Park 570 (VanDyk) - Real Estate -

I noticed that too. My letter stated final firm occupancy date, so if its anything more then that, I am making a claim to Tarion. It didn't state tentative occupancy date anymore.
 
I really was expecting a letter with more information. This letter only wants our contact information and our solicitor's contact information. They plan to send the details around one month before the closing date.
 
Who is everyone going to use for their lawyer? I am seeing most lawyer closing fees being $1000+
 
Don't all lawyers cost about the same. Vandyk is supposed to send the paper-works to the lawyer around mid-February to early March. So right now, we have no idea in how much all the fees are, etc. etc.

agreed. i spoke to someone @ Vandyk last week. We can expect to to receive all relevant information through our lawyers @ the beginning of March.
 
Lawyers closing fees can vary depending on what they charge. The average is probably $1000-$1500.

Just do a search for real estate lawyers in your area, email them and see what they charge.

I'm not sure what exactly they do at this stage, other than receiving the documents/keys..but I can't see how they'd be bad at it, so going cheap might be a good idea :D
 
So this week I guess many of us have received closing prep letters.
One thing that stands out in my head is the situation with per-approved mortgage .at the time these units went on sale DT bank and vandyke had some agreement ,limiting your mortgage options to one lender . To me it was no big deal. TD is my bank anyway.
However now there is a different issue on hand ,it seems Mr Cologna is no longer a TD employee!
Between the soliciting emails I get from this would-be lender and the closing info request from Park 570 I'm not to sure what todo .
The one thing my lawyer informs me is that it is unlawful to use personal info generated by an employer (past)for personal gain.
My question who to I contact at the back to retrieve my file and complete my mortgage approval before closing.
Can anyone help!
 
You aren't obligated to use TD bank for your mortgage at all. They just had a promotion going on with Vandyk at the time of the sales.
You can get a pre-approval letter from whomever lender you choose. If you want to continue with TD, then just call your bank and talk to another mortgage specialist there and see if they can bring up your previous file. Also, this is just occupancy, you are not actually obtaining the mortgage at this point. Occupancy fees will be paid to Vandyk until the condo registers with the city.

Yes, lawyers fees can vary. I am just going to stick with the lawyer I used to review my agreement of purchase and sale back then.
But yeah, until the building actually registers and we officially get title to the property, the closing costs won't be incurred until that point.
 
Does anyone know if a pre-approval letter from 2010 is good enough? According to what I've been reading, a pre-approval is different than a commitment letter, which is what Vandyk is asking for.

I for pre-approved before buying, don't want to have to go through it again for a different title at the top of the letter!
 
I assumed they just wanted a more recent pre-approval letter, as we wouldn't be committed to any mortgage at this point. I didn't want to bother with that again either, but if the condo ends up closing this year anyway, there's not really any harm.
 
Checkout Vandyk's facebook page. How come they have a crane setup for Wyndham Place construction? Isn't that building pretty similar to ours?

Yeah, I noticed that too. Maybe the mobile crane they used for Park570 ended up costing too much?? Seems like overkill though haha
 
I assume a lot of the building won't be finished even after people start to occupy. It seems like they are concentrating more on the interiors of the units at this point. I noticed some balconies are not finished yet, you can still see the wood. You would think they would spend a little bit more time with some attention to detail, such as installing some thin strips, possibly in black, over top of the terrible caulking job on the exterior, painting the balcony water heater doors the same colour as as the stucco and other minor things. I wonder what the parking garage looks like or what the gym will end up looking like?

Some of the building will be unfinished for sure, likely things like the landscaping, the gym, the party room etc. I'm hoping the hallways will be done, as I've seen some buildings where they are unfinished even after move-in. It's possible they'll finish the hallways in sections (ie south section only) as those units will be finished. Lots of construction workers, tools, appliances being moved in etc can result in damage to the hallways so it would be a pain. You can see in the pictures in the other thread that they have started finishing the stairwells, which is a good sign.

As for the exterior, I think it's fine as long as you don't look closely :D

I doubt they'll do anything about the caulking. I am HOPING that it's too cold to paint the steel doors, and they're waiting until it warms up a bit...fingers crossed.

Underground parking - who knows.. I'm sure it will be done by mid-March, or at least a portion, as there is nowhere for us to park. And the gym, I'm hoping it's as decent as the picture shows. A crappy gym will never be used and will be a waste of money.
