Meridian (North York) Phases I & II

This project seems entirely undiscussed (likely due to its North York location) however I believe that it is coming along quite nicely!

Phase I is complete and Phase II is well under way

These photos are of Phase I from June 2007

Podium Retail along Finch

Yuck. That podium looks like it was designed by materials sourced entirely from a Home Depot Gardening Centre.

I was impressed when I saw just the tower, but the podium just ruins it. I guess no one would buy a condo in North York if the podium actually suited the modern glass tower  . That drive up entrance is so garish.

The podium looks higher quality than any townhouse podium built downtown excluding 1 St Thomas. Astonishing, really! It's not bad--even the balconies get painted unlike most downtown projects. And the landscaping looks better than anything at CP.

This town is weird.

Even though they're rather sleek, I think I'd prefer it if Meridian's towers were aligned east/west to reduce their slabbiness and build the canyon on Finch rather than on Duplex and Lorraine.

Meridian joins RoCP, Windermere, etc., in the WTFitecture grouping of podia/townhomes. At least the base doesn't have a mostly fake second storey like Pulse...it does seem to have a partial fake third storey, though. Arterial roads with moderately generous ROWs like Finch really deserve to be fronted by at least 3 storeys of precast.

Re: I like that the retail frontages are narrow, so more stores can fit on the street. Absolutely. I've noticed this with some other NY Centre developments, the model seems to be to cram as many tiny little stores into one building as possible. I believe ultimately this bodes well for the liveliness of NY Centre. I can't think of a recent central development with such intense commercial activity at ground level. Notice the types of stores, too, certainly most seem not to be chain stores.

But what is going on with people's heads that they can have sleek glassy towers emerging Venus-like from a shell of misconstrued, badly proportioned, "ye olde classical" ground level elements? Just stop!

So true. They did the same thing with Pulse.

I, for the record, like the treatment on grade. The townhouses are three storeys, so there isnt anything fake. It looks like very high quality material was used for the podium from up close. Comparing it to any other project in North York isn't fair, because the quality is above and beyond anything built so far in the corridor.
