As I know, they will provide a home inspector when doing PDI, right?!

I would be interested to know that as well. Is there a cost involved with having a inspector do PDI before occupancy ?

Im pretty sure you will have to hire your own inspector, should you choose to do so. Your own home inspector is optional should you choose to do it yourself. Monarch will have a rep with you for the PDI, but I believe all they do is write things down. They may not be much help in terms of pointing out deficiencies.

They have an independent company that is responsible for walking you through the PDI. PDI dates/times were sent to the purchasers around the same time as the invites to the information session (at least mine came at the same time).

First time condo purchaser question: :) :)

"walk you through the PDI" does that mean they just go through every item or would they be passive and let the purchaser figure it out ? Is there a standard list of items a newbie can check, or is it required to have home inspector do it ? how much would be the approx cost if i was to get a home inspector !?
 
As far as I understand, the PDI company will have a person there that will go through and help you do the inspection. You meet up with the person in the lobby, they take you up to your unit, and you do the inspection. I think they'll have a checklist of stuff to go through that you fill out together as you inspect the unit.

I have not been through the process before as I am also a first-time condo purchaser. But this is what I understood from the information session.

Anyone going to the Legacy tour tomorrow? I am so excited to see the building tomorrow.

So how did you like the building and how was the tour ? curious to know about the turnout and first impressions of legacy ! I am seeing lights on for the first few floors, have people started to move in already at the lower floors !?

I was debating about getting a Home Inspector as well. I have a decent one which checks house, but he's out of brampton. The cost is around $300, although I think he would charge a little more for travel costs. I probably will not hire him. I'm going to bring a tape measure to verify unit size, celling hieight and an electrical outlet tester to verify wiring.

What else can be checked besides
-Running water
-Leaking faucets and under sinks
-Temperature controls
-Unit size (rooms and total sq ft.)
-Ceiling hieght
-Electrical outlets

Let me know if I'm missing something from my list

Tarion forms need to be filled in at the 30 day mark and 1 year mark
(Note: Tarion is Home Builders warranty against newly constructed homes. They cover "most" things within the year and the warranty gets reduced at the 2 year mark and finishes within 7 years)

2.
Parking is assigned by purchase date (as mentioned in the other thread).

3.
No mail will be delivered until the building is 50% occupied... i think. Mail pick up will be elsewhere

4.
Until the building becomes a corporation you will need to pay "rent" which is composed of the following
-Realty Taxes
-Mortgage interest
-Common expenses

5.
For the investors out there. LEASING is NOT permitted until the building becomes a corporation.

6.
Insurance only covers the "standard" unit. So, if you made upgrades to the floor and it had water damage from a "not at fault" problem, the condo would only compensate you for the "standard" cost of the floor and not the difference of the upgrade. They recommend getting insurance for the following
-Improvements and betterments
-Insurance for deductibles if you are negligent
-Liability insurance

7.
The curtain backings (facing the window) can ONLY be white or off white.

8.
No satellites. No BBQs (no one asked about electrical BBQ)

9.
65% of the floors are to be covered by carpet. They will not enforce this rule unless there are complaints from nieghbours.

10.
They have their own independent Home Inspector who will be there when you perform your PDI (Pre Delivery Inspection). You can bring your own Home Inspector

11.
They have no information about the commercial properties on the first floor of the podium

12.
Dog needs be less than 30lbs. 1 dog and 1 cat allowed. No 2 of the same allowed.

13.
They mentioned the Shuttle bus to the mall, but I don't remember when it should start.

14.
Somebody brought up dual flush toilets and couldn't get over the fact that they are standard toilets. I would suggest installing your own dual flush if you must.


It's been a while and that's all I could decipher from the short notes I took.

Sometimes I wonder why builders don't take advantage of the internet and provide information for people online.
 
PDI is required by Tarion. They are not Home Inspectors, they're more like Customer Service Reps who go through the units with you. No special qualification/certification is needed to work as a PDI "specialist".
