Yeah, the lack of curved glass at those corners does look pretty goofy. Value engineering at its finest? Will have to go back to the original renders to see if the curves were ever there to begin with.

Finally some retail moving into the ground floor. Much to the delight of locals, the oft-rumoured LCBO is indeed happening along with a dental office.

Kingston Road has a solid retail strip west of Vic Park, good to see some tenants moving in here and start to generate more activity this way to the east.

LCBO opened this week. Nice addition to our neighbourhood. No more heading up to the Danforth one.

The one unfortunate thing here that stands out for me is the absence of street trees.

This one looks excellent in person. The scale, massing, window wall and cladding are well done.
Also, Kingston is so much better west of Birchmount where it's narrower than in the east. Drivers are forced to go 40, while on the east side you can easily do 70. Combined with the various fine grain retail areas and midrises, Kingston is a bit of a hidden gem in that area. It feels like the Danforth.
But once you cross Birchmount going east, you know you're in Scarborough lol.
The next step I think should be to eliminate street parking and give the streetcar a dedicated ROW.

Yeah, I'm a big fan of the western part of Kingston Road. The more established retail strip is still west of Vic Park, but the section east of it towards Birchmount has a good mixture of urban bones, and is quite pleasantly walkable. Even though the architecture on some of the newer condos around Warden and the Hunt Club are questionable, the overall form generally works.

Kingston east of Birchmount isn't bad, it's just not urban in the way the Danforth is. Lots of well used sports fields to the north of Kingston with Birchmount Park, and Rosetta McClain offers some great greenspace to the south. Other than maybe upzoning some of the single family homes on the south side of Kingston just east of Birchmount I'm not sure how much more improvement that stretch really needs.
I know there are plans to disentangle the Danforth / Kingston intersection, but I even kind of like the greenspaces around the ramps and tunnels there. It's absolutely not urban, but it does have a kind of pleasant charm to it. Maybe it's better experienced on a bicycle?
The bigger change that I'd like to see in that area is improving the lake access off Fishleigh so that it doesn't require trekking down a service road. It'd also be great to see better access to the Bluffs at the bottom of Birchmount. That area has a wealth of scenery and nature, we should lean into it!
