The LRT is really transforming Eglinton. Eglinton will be like the modern Bloor Street
I'm interested how the LRT plus the decline in physical retail will impact the fields of parking lots and shops on Eglinton from Pharmacy to Birchmount.


There's a lot of land to build new housing and walkable community space there.
 
I lived few minutes walk north of here for a majority of my childhood, love how the Golden Mile is becoming Scarboroughs new density cluster. I just wish more of these projects along the Golden Mile included office space, so the GM can stay true to its name in terms of being a place where people make a living.

I currently live near there and I would love to see complete redevelopment from Birchmount to Warden as it is a dive right now. The northwest corner of Birchmount and Eglinton is about to be redeveloped while rest of the area still consists of various outbuildings and holdovers from WW2 and the 1950s.

The Golden Mile area is still very much industrial but in the process of being redeveloped as the older factories fall apart and industry moves away.
 
Agreed. The Golden Mile needs to become Scarborough's de facto downtown.

That title is more suited for the Scarborough Centre area. Golden Mile to me is that neighbourhood shopping area but far from a proper downtown area like Scarborough Centre.

Golden Mile is the Hurontario/Port Credit of Scarborough while Scarborough Centre is like the City Centre in Mississauga.

And I'll add that Scarborough Centre is already a regional hub for Scarborough and the eastern GTA. Once Line 2 is extended and Line 3 demolished or repurposed, Scarborough City Centre will become much denser and more walkable with the current proposals we've seen from the city and Oxford.

New Zoning By-law & Plan of Subdivision application(s) submitted.

Updated project description:

Proposed mixed-use development on a new plan of subdivision creating 7 blocks with new streets. Six blocks will be developed and one block reserved for parkland uses.

So, looks like the new supermarket is phase 2.

The alignment of the blocks suggests the original supermarket can be preserved, albeit w/reduced parking, while phase 2 is built.

It would be really great to see this get under way.

It will be a long haul to get it built-out.

But seeing the subdivision of this enormous block with public, streetscaped roads, a park, a supermarket that more or less meets the sidewalk, what a drastic improvement.
 
I'm surprised they didn't buy out the grocery store and other site in phase 2. Seems like they could have gotten another 3-4 towers and just integrated the retail in the podiums.

Choice Properties is the owner of the entire site; all phases.

They are a Loblaws-affliated company, spun off to manage the supermarket properties for maximum commercial value.
