Charlie Condos (Great Gulf Homes) - Real Estate -

L-T, if you plan on living in a highrise, living on the ground floor or second floor makes the most sense. Waiting for elevators--annoying. Also, moving stuff in and out is thus much easier. Most people spend their time staring at their Windows (MS) or Mac or TV anyway.
 
Exactly. IMO, the best city views are directly across from other buildings, anyway.

And even if you do manage to get a nice view, chances are it won't last very long.

Heh. At one time I lived in the Lexington on Carlton, directly across from the Days Inn. I can tell you that if I had had a video camera and the inclination, I could have made a decent porno movie, just from the (many) hotel customers who did not bother drawing the blinds on their windows. I kid you not.

Does anyone have an opinion On Charlie Condos (King w/Spadina) in terms on location ? Is it worth the $400,000 for 781 sqf? Good investment ?
 
As long as you plan to hold on to it for several years, it's a good idea to buy in this area, imo. I expect prices here to rise quite a bit over the medium to long horizion (10-20 years). It's well-served by transit, it's right next to the financial district, the build quality will be very high, and the retail and restaurant scene is beginning to rival the snob-worthiness of Yorkville.

Don't expect to flip it immediately for a profit, because I'd say that purchase price has already anticipated some expected future gains for the next few years or so.

If you're buying for the view on the east side, don't expect it to last very long past 5 years. Density in this neighbourhood is rising, and the precedent for tower height has already been set by a few other approved buildings in the area.

That is the worst mistake when investing in real estate. you should not buy real estate above market price, never, that's a huge mistake.
 
That price ($400,000) does include parking and locker .....Actually, the price of that paticular condo was going for $460,000 pre ression ! Great Gulf then droped the price by $60,000 when the ression hit ...... Now that construction had started , the price has been jacked back up to $460 again (parking and locker incl)...

I'm just thinking that in 2-3 yrs when Tiff moves over to Festival tower (most gala screenings ) and
M5V is built, this area will be in high demand !

Did you buy during recession? Or are you asking about a purchase now? Because no 781 sq/ft unit at Charlie is 400k w/parking + locker.
 
No I bought during ression........17th floor, east view, 1 bed + den, 781 sqf,
9ft ceilings ..and yes ensuite bathroom....and of course parking/locker !

It's not bad actually. I'm guessing Festival Tower will block your view a bit.
 
I believe MEC has a long term lease on that building (plus a nice green roof for you to look down on), so your eastern view is secure for a good long while.
