Echo the disappointment of the urban design here, but I am fascinated to see so much density proposed for this area.

Maybe one day the Bolton corridor will be activated for GO service and we will have a GO station stop to serve this density.
 
The density is good, and it's great to see street facing retail finally coming to a major street like Finch that barely has any, but holy cow are those designs absolute garbage.
 
It looks like LuCliff Place has found its siblings.

And people wonder why I criticize P+S/IBI designs all the time.

The proposed ground floor wall of glass and grey spandrel is going to kill the street. Density is fine but the design can't fall short for such a big ask.
Not to worry. There appears to be 3 different tones of beige to offset all of that... /shudders
 
We've got a front page story up on this development now, breaking down all the phases (what's complete, what's under construction, and what's proposed)… and basically, with the Finch West LRT stopping by here soon, Medallion is looking for a big density increase. There's quite a number of affordable units on the site in Phases 1 and 2, but I wonder if the City will want some in Phases 3 and 4 too in return for the density increase.

They better get some affordable units - they are big increases in height/density. The amount of space dedicated to driveway/roads is pretty dreadful tbh. And the park, surely it's easier just to give the city that centre block and negotiate access for maintenance rather than a weird half park/half POPS...
 
What's with the gaping window wall section above the podium? Why not have precast running from the ground to the top of the tower instead?

The lone tower with the all-windowwall ground level is especially bad.

There is parking below the POPS area, and the City simply doesn't want ownership of stratified park space anymore. Besides, the City is bad enough at maintaining parks (way too small a budget for that), so with Medallion responsible for the POPS, they can also make sure that some of the open space between the buildings is maintained to their standards (whatever they may be). But yeah, the City should ask for more affordable units here in return for some of the density increase.

Well why not? Wide arterial road spanning the entire north of the city, mass transit line under construction, the 400 next door, no heritage buildings to worry about, no shadowing concerns - what justification would you have to limit height here?

Lots of people are critical of skyscrapers everywhere and it's not even a highrise node. It would be a good place for some missing middle.
