It would be better if the suburban and 1-stores buildings along Toronto's Avenues gets redeveloped first before widescale redevelopment of a street like Danforth or Queen.
But it doesn't really work that way: we rely on the private sector for the redevelopment, and it's going to come piecemeal here and there across the city. I'm fine with it that way. Don't we want a little messy urbanity?
I also like how ownership of the lots are fragmented so we're likely to see variety as tall and narrow buildings (like this proposal) rather than a 8-storey condo podium-type structure taking up the entire block.
There will be land assembly in some cases - there always is!
I'm not very familiar with the eastern section but I quite like the Danforth between around Chester and Pape. I was hanging out in Greektown this summer, the area has quite a vibrant restaurant scene.
It definitely has a quickly changing character east of Pape; less polished, less of a destination, more of a neighbourhood stretch. Struggling in spots. I love a Chinese Hakka joint on this stretch called Danforth Dragon. The wonderful mid-century classic burger joint Square Boy is in this area too. That needs a heritage designation on it, stat.
