2800, The (2800 Keele n of Wilson, Quadcam, 11s, KFA Architects) COMPLETE

The outdated street network with the old slip-ramp still showing? Yeah, I'm not sure why the parcel fabric and planning maps weren't revised yet.

For anyone researching this project- let me tell you what I have found.
I registered on the website and waited months in anticipation for the launch. I finally was invited to attend the launch and was so disappointed with everything about the project. I never received an email confirming date or time, and the phone number to the sales office was no where to be found.

When I showed up I was given a basic marketing package. What a surprise in prices at Keele and Wilson.
The advertised price gives you a Micro-Studio of 310SF for $158,000. Not including parking, for $17,500 more per space.
1 Bedroom starting at 250,000-315,000 for a literal box.
"Urban Townhomes" in the ghetto for $638,900? OK...

At $500 per square foot, they seem to be disoriented, this is not downtown.

So strange seeing a crane in a wasteland like that area.

Maybe you should get out more often,..... this development is on Keele just one block north of Wilson.

For the last 6 years or so, that huge block between Wilson and Highway 401 from Keele to about 3/4km west of Keele has been a constant construction zone,... building the new Humber River Hospital (opened last Fall), Coroner's office, MTO buildings, etc,.... I remember there being 6 cranes just for the hospital!

Plus there's also Ion Condos too.

and if the Downsview Park is ever built to its potential the area will be up and coming. The Park does have the (I think Humber River) going through it that is visible from keele midway between Wilson and Sheppard and I think there is a boardwalk there also. Not sure what else they have really done after 20 years other than sell some land close to keele for townhouses. Plus the Wilson bus gets you to subway in about 10 min and in the future keele bus north to subway on the Spadina Extension (Sheppard station I think) or south to Crosstown at Eglinton

The Humber River doesn't go through Downsview Park. It's just a pond,... very lovely landscaped park built by the federal government.

The local debate is how much land the federal government who owns Downsview Park is selling to developer VS keeping as parkland.

Spadina subway extension will have new SheppardWEST station at north end of Downsview Park on SheppardWest between Dufferin & Keele right where it intersect with GO train line,.... this area would be prime target for development, imagine taking GO train to Union Station in about 15 minutes?
 
What you're calling SheppardWEST will be called Downsview Park station. The current Downsview station will be renamed Sheppard West.
