This project has a lot of potential. The site is at the head of Cobalt Avenue, so the architecture should form some sort of interesting vista along Cobalt Avenue from Runnymede Park. Otherwise, it'll just box in the public realm in a clumsy and heavy-handed manner. Runnymede Park is an important public space in the area that's home to a busy arena, playgrounds, and recreational space. It hosts local festivals like the Maltese Imnarja festival. Hence, the vista matters.

One would hope that all the white stuff on the facade in the renderings is just poorly rendered glass. But who knows what we'll get from this unknown developer working with Graziani Corazza? It's not an architectural office known for excellence.

At the end of the day, if they keep things simple with black-framed glass, red brick and no spandrels, it'll be a good addition to the area as a proper Avenue-style development. They need to fine-tune the vista and avoid a generic grey mechanical box on the roof. An ugly mechanical box would be quite noticeable from Runnymede Park.

There's an empty lot across the street that was used as a car dealership until recently. It is now vacant. I wonder if it's connected to this project. Hopefully, it'll get a project of its own, so that a nice street wall can form along this part of St. Clair with additional retail. There's a lot of potential for the area to transform into an attractive mixed-use neighbourhood.
 
Fun how when the dirt merchants at G+C have to keep refining a building, it inevitably gets worse. The difference between the December submission (a little overwrought but still quite handsome) and this lazy simulacrum is telling of their fundamental inability to care about the details.
