3rd SUBMISSION: Site Plan application for a 30 unit, seven (7) storey mixed use residential building having a total gross floor area of 3,340m2, comprised of 3,035m2 of residential floor space, and 305 m2 of at-grade retail space. A total of 10 one-bedroom units, 15 two-bedroom units, and 5 three-bedroom units are proposed. 31 parking spaces are proposed including 29 spaces for residents located in parking stackers, and 2 visitor spaces located at-grade. 30 bicycle parking spaces are proposed - 21 for residents, 5 for visitors and 4 for the retail space.

All these "avenue" mid-rises seems the same. Some brick, some glass, stepped back etc. Or is it that RAW is designing them all.

Built form guidelines and tight margins mean that you have to essentially built out the entire permitted gfa volume - which means little creativity left for the architects to play around with.

I don't really mind a certain "sameness" along avenues, as long as the buildings being built are aesthetically pleasing and condusive to urban vibrancy.

Every city's gotta have their bread and butter.

How did it end up at the OMB if it was already approved by TLAB. I thought TLAB was the only appeal for C of A matters?
