Manga Hotel Group has opened two hotels and acquired two others this year, and its lengthy development pipeline provides more reasons why president / CEO Sukhdev Toor’s optimism about the asset class was justified even during the severe COVID-19 downturn.

A 350 unit rental apartment building is currently in design for this site by Manga, right next to their Toor Hotel.

This aerial view highlights 211 Jarvis (second property from bottom) and beyond that is merely my speculation as to a logical assembly.

211 is the left/north unit with the canopy in this pic. The heritage row begins at 207 Jarvis.

The complications here from heritage buildings with presumed facade retention, separation distances and the Hospital Flight Path restrictions which likely cap this in the range of 32s or just over. (the height of the neighbouring Toor) ...

Do have me wondering if this may include the current townhome complex on George, as that would also allow the current laneway to be removed.

The separation distance with Missonni Sky to the north is mostly addressed on that site, but the Toor is built out to the lot line in a fairly fulsome way. Taking a total of 25m off the N-S dimension of the site and also capping at 32s would make for some very small units here.

What heritage remains on Jarvis is almost all in such poor shape or isolated and completely removed from it's original context, the fact this row is so coherent still is really something. The three storey 'brownstone-esque' buildings that make up the northern portion of the assembly are also quite a rare typology for Toronto, would be shame to see the just disappear from the city.

Won't rehash long held debates, but the fact this row will almost certainly get eviscerated while Heritage does their best to save East York laundromats is frustrating to say the least.

The properties in question are all 'Listed' but not 'Designated'. So they have minimal protection.

Yes, I know the City has the intention to designate - see posting a bit further up the thread) . I was pointing out that, even if the interiors 'have not much to save' the exteriors are, in my opinion anyway, WELL worth preserving - even as a facadectomy.
 
This really pisses me off. The exteriors of these row houses are among the best preserved in Toronto and were just given work a few years ago with the hotel construction. There’s so little left of Jarvis Street between Carlton and Adelaide. Meanwhile the old RCMP building (Grand Hotel) remains a dirt field.

I was under the impression that the preservation of the row houses – which are about 150 years old – was the bargain for the height allowance of the hotel tower on the corner as well.
