Came upon this while doing some shooting. It is next to the west side of Red Lobsters.

It has a 6 storey podium. 230 units with 288 parking and that going to be an issues since its too many and no real depth to have more than 2 level. The site is over the underground creek.

A 6-storey podium sounds like it might be somewhat urban. Hopefully they build it right out to the street and put something nice at the ground level. There's a few lots along that stretch that are candidates for redevelopment, so this one might set some precedents.
 
The site is owned by PARSA Realty Group. They are involved with restaurants, supermarkets and Montesorri schools.

I'm working on a project across the street of this and the sheppard avenue east study is a step forward for this area and much need for the sheppard avenue subway.

Not sure if this will fly where it is considering the ones east of it never got off the ground as well the one a few blocks to the west.

Its going to take 50,000 units to support a subway and will not happen in our life time unless gas reaches $4/lt.

May take on this site is you have a pipeline corridor on the west side where the 2 yellow post are; the gate is to get to the creek by the city; this leaves the area east of the gate to the trees as part of this site. The land slopes toward the creek.

As for the building, I seen it elsewhere or very close to this one, but no idea where.

And the project to the east of it was Invar's Harmony Village which was going to be a strictly senior home development. Invar is still the construction managers on the site but CityCore Developments is planning on a condominium and senior home development on this site, using the same "Harmony Village" name.
 
That design seems a bit mediocre, but for the location it's really not that bad. Strong podium, animated street use, a bit of articulation, even some thought for landscaping.

So we really only need 200 more buildings like this before they can make a case for subway?

That wouldn't likely cut it ... what we need is office development. By far an large the single driver of public transit.

That's only a starting point, as where is the employment, since it is disappearing from Sheppard and close to it today??

Until you reduce parking standards to 50% or less for the units, not going to put more riders on transit for building like this or any other ones.

Emerald City and Concord Place are expected to supply only 10% of the residents to the subway and that is only a small number, as the rest will be using the 401 and 404 for their travel.

The podium is a good starting point, put wait until a better render shows up on the rest of the building to say if its a good design. They should get the Sprata design from Burlington, as it will enhance this road.

with a lot size that large, one would think they c/would build 2 point towers instead on top of that podiium

Only 3/4 of that lot can be built upon, as everything west of it is off limit due service needs, as will a gas line corridor, that is marked in grey.

Can only see one tower here.
