180 Sudbury St + 48 Abell St (Queen West Triangle, Gov't Cda+Prov ON+City TO, 2x 19s)

I don't mind the brick in the rendering so much ... but the beige precast is a little hard to digest in my mind ~
 
Obviously this is not the jewel of the city. Obviously everyone would prefer if ugly buildings didn't go up in Toronto. Unfortunately money is the main factor in building any affordable housing. It shouldn't be but it is.

60 Richmond st. looks fine but does anyone here know how much it cost or how much it will cost to maintain? The money spent on 60 Richmond to get the design it has will be money unavailable for the "revitalization" of any other TCHC properties. The mortgage is always being paid by the tenants' rent so it's hard to argue that cash-strapped housing providers should splurge on cutting-edge design.

Also, this isn't social housing. Most of the people in the building do have a choice. Most of the units aren't subsidized and will be housing anyone who wants to live there. People will choose to live there because at the end of the day it's cheaper to rent and it's available to people who don't have tens of thousands sitting around for a down-payment.

That said, it's a shame it's so ugly.

The building is 180 Sudbury street and is owned by St. Clare's Multifaith Housing Society. TCHC is not involved.
 
After 5 years of talk ..the old building is coming down as we speak for this.

This project has nothing going for it - it will destroy the existing heritage building (which could easily have been kept as a podium), drive out the artistic types that gave the neighbourhood the appeal that it has, deliver yet more crap architecture like all the other projects around it, and be way too tall for being so close to Queen. A stinker on all fronts.
 
180 Sudbury

The design of 180 Sudbusry seems perfectly fine to me. It fully conforms with a typology of high rise buildings in the city. It is not a glass box and those who would like it to be should keep in mind that Miesian glass boxes were intended for corporate offices with different climate and energy requirements. Brick is an excellent material for residential towers, its thermal mass regulates night time and daytime temperatures and it has less embodied energy than glass. Any reasonable designer would have chosen this cladding over glazing. In fact the design for 88-90 Carlton Street resembles 180 Sudbury and everyone raved about that building. Thnkfully no one will have to worry about panes of glass falling onto the street.
