on the balustrade or the entirety of the glass? I think it might be either the rounded corners, or the way it's terraced on both sides that's making see boats. also I want to add that I'm very happy the corner house is being retained, and even better if Penny's can return.

Even if the main columns don't come down all the way I would certainly prefer to see warmer tones at street level. I like the proposal in general, but I do get cruise ship vibes from the terraced glass.

yea a bit of an off Queen quieter street, and as you say a very important street for active transportation and pedestrians - links Liberty village, the lake and Bellwoods. I think it would be nice if retail spaces had the option of existing.

Hydro Corridors imo provide fantastic space for urban food growing.

The Future of City-Owned Golf Courses in Toronto

Personally I would like to see a focus on reallocating some of the space for wetlands if possible, provide beaver habitat and watch them transform the area. Will help with erosion, providing more space for wildlife, and hopefully even improving water quality downstream. Anecdotally I've...

    Finch West Line 6 LRT

Right but at its current state the 99 still can't handle the ridership that it's receiving, the other routes (9 and 14) don't matter when we're just looking at whether the 99 B-Line can handle its current load. It is also well established that the 99 is over capacity, hence the project to build...

The Future of City-Owned Golf Courses in Toronto

Interesting, also I wonder if anything about the private clubs tax situation with the city comes into play. Although I don't know if that's been changed at all. (Though Donalda isn't listed as one of the beneficiaries)...

The Future of City-Owned Golf Courses in Toronto

yea, just curious how much of that is wishful thinking from TRCA (even though its labelled as "high" importance) or if there has been actual dialog with Donalda and they're open to the idea/working with TRCA and the City.

    Finch West Line 6 LRT

Even the 99 is often too busy to get on during rush hour, still have to let busses go by, and that's with seemingly minute frequencies of the articulated bus. For comparison, the 99 averaged 57k riders/day in 2019, and TTC Finch West 47k/day for the 36 (2018), and 35k/day for the 939 (2018)...

Would love to see them connect through the rail corridor + extend the Leaside spur trail from its current terminus. The current gap from where it ends to the start of Betty Sutherland is brutal.

    Mississauga Lakeview Village | ?m | ?s | Argo Developments | Sasaki

There's an ongoing TPAP right now for BRT between East Ave and Etobicoke Creek (Long Branch Loop) ~2km that includes the Lakeview stretch. Hopefully it'll get extended to Hurontario, or at least result in high frequency bus service between Hurontario and Long Branch Loop/GO. I believe that the...

What are the chances that a pedestrian bridge is put in somewhere along the 401 in that area with all the development?
