On this forum it’s probably 5/95 and I doubt everyone drinks or want to come out. I like my odds 😎

Haha. Well I doubt 36,000 people would even show up. But even so you’re probably right... Sigh... I guess I’ll “invest” in some GME

    Zoning Reform Ideas

The small lot midrise and mass timber (to use the terms in that image) are the exact types being opposed by current homeowners. Sadly, due to their unwillingness to budge and terrible city zoning, we continue to get 40+ story towers next to much smaller existing housing.

    Toronto 134 Parliament | 156.3m | 46s | Lamb Dev Corp | a—A

Saturation point on condos in Toronto would be 10-20x the number of condos we currently have. We're nowhere close to saturation.

If this gets built as shown here, drinks are on me. No joke, pick a bar and everyone gets a tall one.

    Zoning Reform Ideas

Ironically when people block “gentle density” it results in driving up prices of lots and ultimately “forcing” developers to build ultra dense housing.

    Zoning Reform Ideas

Reading the comments on this recent globe and mail article is telling. https://www.theglobeandmail.com/opinion/article-yes-in-my-backyard-how-urban-planning-must-shift-to-meet-our/ It’s almost universal hate of urban density, zoning reform, etc.

    Baby, we got a bubble!?

Oh I don't celebrate it. It's just funny how people (including the media) misunderstands the issue. Federal Level - Increase interest rates Provincial / Municipal Level - Completely reform and re-imagine zoning across all major and growing cities. Put the future of the city ahead of...

    Baby, we got a bubble!?

Funny to look back at posts on this thread from around 10 years ago. People thought it was expensive then lol. Home prices have done a 1.5-3x increase depending on type. The "bears" have gone silent. Sadly, I don't see this improving in the near future without significant rate increases, a...

    Toronto TeaHouse 501 Yonge Condominiums | 170.98m | 52s | Lanterra | a—A

The taller building is a "background" building in some ways but at least it's executed decently. I'm positive on the overall development.

    St Lawrence Market

This many cannabis shops IS the bright side hah. I really don't mind. Like you say, the best will survive eventually. Not gonna lie its not bad! (at least for the core).

    St Lawrence Market

Signs up for another cannabis shop in the hood, “The House of Cannabis”. I’m definitely going to recommend getting high and lounging on a $9000 couch at Montauk.

    St Lawrence Market

Anyone down to start a betting pool on how long it takes after this rebuild for them to tear up the road again and leave it a mess? I say under 2 years post completion.

    164 Princess St (n of King E, 4s, renovation)

I've literally been watching this out of my window for months and work has been SLOW. If anything substantial happens I'll be sure to post a pic.

    Toronto 65 King Street East | 82.9m | 18s | Carttera | WZMH

The southwest corner of king and church has gotten DENSE. I love it. 65 king is simple in design but looks well executed.

    Toronto Allure | 139.5m | 43s | Emblem Developments | Arcadis

    Toronto The Well | 174.03m | 46s | RioCan | Hariri Pontarini

The scale and built form of the residential is just perfect here. Can we just have this everywhere in the city? k thanks.

"Actually we're totally going to expropriating it" is what i see coming lol

    Toronto First Parliament Site | ?m | ?s

I love affordable housing and grew up in affordable housing myself. However, this site is quite unique both in terms of footprint and historical significance. I feel that housing isn't the call in this particular site. This neighbourhood could really use a "focal spot" that comprises the...
