The decay of downtown Queen Street East

This is exactly it. TCHC units need to be moved to all neighbourhoods. I suggest starting with moving a bunch of it to forest hill and rosedale. This is coming from someone who actually grew up in TCHC unlike most with “opinions”.

Great recommendations. Really hoping Ford follows through with most of this. He would instantly get my full support.

    Zoning Reform Ideas

    But what about neighbourhood character!!

    Zoning Reform Ideas

About 5 years ago I assumed (in hindsight correctly), that around now we would see the level of frustration and obsession with housing prices reach a critical level. Next prediction: without substantial changes to zoning and other planing practices, we'll see large protests and maybe even a...

    Zoning Reform Ideas

So what you're saying is.... we need to allow more density as of right and all will be well :)

    Toronto 550 Adelaide East | 98.25m | 29s | 5050075 Ontario Limited | Giannone Petricone

I love the first few floors of this which is what impacts citizens the most. Overall thumbs up.

    Toronto Camden House | 61.65m | 18s | Lamb Dev Corp | a—A

I'd love the brick extended to the ground floor but otherwise it's an inoffensive building.

Agreed. Further to this, what is it with this city and adding density? I understand that multiplexes are a great step forward but why the resistance to 4-8 story buildings made of CLT "as of right" for example? Is it infrastructure not being up to par? Is it just counselors fearing nimbys? Is it...

    Toronto 550 Adelaide East | 98.25m | 29s | 5050075 Ontario Limited | Giannone Petricone

Should hopefully block much of East United which is great news.

    St Lawrence Market

Option 1 gets my vote. I like that they mention space for programming which I think will play well with St Lawrence Market North. The matching to market st also improved the visual cohesion. Anything is an improvement though 😂

    Toronto 1910 Yonge | 177.49m | 53s | Davpart | Graziani + Corazza

I gagged looking at that. It's horrible in every way conceivable.

    Toronto 410 Sherbourne | 141.02m | 42s | Sorbara | Graziani + Corazza

The funny thing is, this would look infinitely better if they just got rid of the two tone and kept it the brown brick(?) facade all the way up.

    Toronto First Parliament Site | ?m | ?s

Speaking personally, I'm less interested in how impressive the potential station can be and more cautious about what it will look like at the surface. Looking just to the southeast, I'd love if the first parliament site linked to or played off of the distillery district and became a destination...

    Zoning Reform Ideas

I'm absolutely reading what you wrote. Why do you keep bringing up trees? Keep the trees, in particular on the roads themselves. Nobody is advocating for the removal of them. Of course, you can retain those victorian homes and turn them into apartments / businesses. I'm just not understanding...

    Zoning Reform Ideas

I largely agree with you other than the disagreement about side streets :)

    Zoning Reform Ideas

My issue with protecting side streets is that it prevents interesting retail from popping up (not to mention reducing available housing). Here's a thought experiment. If you allow densification of side streets (with retail), you allow the average cost / rent of retail to decrease and then allow...

    Zoning Reform Ideas

You assume its an OR when its an AND. We should absolutely do what you suggested. However, Christie, Ossington, etc should not be littered with SFHs. I'm surprised this is even contentious. Supply is nowhere near demand. We completed 17k units in the city last year when we should have completed...

    Zoning Reform Ideas

Apologies but I would not consider major streets in Toronto along with side streets being lined with SFHs "a few". Are we really imagining a city of 7-10+ million and retaining SFH in its core?

    Zoning Reform Ideas

Who said anything about tearing down trees? Just set back the new development to allow mature trees to be retained. The current canopy is fantastic. What I am utterly against is allowing this city to be for the rich and entrenched.

    Zoning Reform Ideas

Call me a radical but no street east of Roncesvalles should have a house on it (side streets included and historical considerations aside).
