  2. HousingNowTO

    Toronto 777 Victoria Park Avenue | 114.2m | 35s | CreateTO | Sweeny &Co

There is no provincial requirement for another public meeting -- the new Councillor may pressure the staff into doing one anyway...
  3. HousingNowTO

    Toronto 1250 Eglinton West | 76.9m | 25s | CreateTO | DTAH

For budget & political reasons the TTC (and then Metrolinx) purposely "cheaped-out" on the design & structural-engineering of many of these new station-entrance boxes along the Eglinton Crosstown LRT route in such a way that they cannot support the weight of a new Apartment Tower being built...
  4. HousingNowTO

    Toronto 1250 Eglinton West | 76.9m | 25s | CreateTO | DTAH

As currently proposed by DTAH, it is an almost impossibly expensive project to build without someone expropriating other nearby properties to give CreateTO a more sensible parcel that does NOT require that incredibly expensive cantilever over the dumb station-entrance box on the corner.
  5. HousingNowTO

    Toronto 35 Bellevue Avenue | 12.84m | 4s | St. Clare's | Montgomery Sisam

There will be "upset about parking stories" -- (there ALWAYS are) --- but they have ZERO power to stop it or roadblock it at this point...

    Toronto 750 Mt Pleasant | 116.98m | 35s | Bazis | Rosario Varacalli

TDSB can only move forward with projects that the Provincial Ministry of Education agrees to provide them with the money to proceed with, and on a co-build project where their private partner has already pre-sold 70% of the Condo units (or has Locked-In Capital Financing for 'purpose-built...

    Toronto 1910 Eglinton Avenue East | 133.25m | 40s | Yorkreal Holdings | Turner Fleischer

Old City Planning sign is still up and un-graffitied all these years later. Car dealership is still open and operational, whilst the adjacent CROSSTOWN LRT station at this corner of Scarborough is — not. 😢

    Toronto 4610 Finch East | 56.9m | 12s | CreateTO | Montgomery Sisam

Amen, to the "RUSH IT THRU ZONING" w/ current massing -- and will defer to the aesthetes on how they "pretty-up the Box" -- as long as they are time & budget-conscious in their decisions. Most importantly, lets determine the Over/Under Odds on if CreateTO and City Planning actually get this...

    Toronto 8 Temple | 52.12m | 15s | Curated Properties | RAW Design

    Toronto 2810 Bayview | 138.33m | 42s | Osmington Gerofsky | Wallman Architects

Single Residential Houses inside PMTSAs should be assembled, in the core - and in the suburbs. The Angular-Plane was a mistake, that is now (finally) being corrected. It's just unfortunate that there's no GREEN-P lots at Bayview to surplus for City-initiated redevelopment, and the nearest...

    Toronto 11 Brock Avenue | 19.19m | 4s | City of Toronto | SvN

Councillor Perks (and City Planning) did not want to do more on this site -- as it was "Yellow-Belt" NEIGHBOURHOOD zoning. Our HNTO volunteers model for this site back in 2021 was 10-Storeys / 100-units of regular "affordable housing" -- not "supportive housing" Studios.
  16. HousingNowTO

    Toronto 11 Brock Avenue | 19.19m | 4s | City of Toronto | SvN

42 units, all Studios and 1-Bedrooms -- supportive housing for residents at risk of homelessness.

    Toronto 20 De Boers Drive | 164.5m | 55s | Igernan | Hi! Architects

It is 2-3 stops to York University on the Subway, so there's an active market for "entry-level" apartments, 33% of units as 2 or 3 bedrooms is greater than what the City requires in the "Growing-Up Guidelines".

Thanks, site is inside the MTSA --- and heights are similar to what Canada Lands has been proposing at their Downsview West zone.
