    Toronto Garden District Condos | 99.97m | 32s | Hyde Park | a—A

I saw some glazing up on the south side when I was passing by the site a few days ago. Didn’t manage to get photos but just a heads up for keen photographers in the area.

The apologists are coming out already? That was fast. This thing is ghastly and third rate. There is no need to pretend otherwise.

I see the west tower and it reminds me of the original proposal for the site (must have been a decade ago now) that consisted of three towers like that one with winter gardens between. It was bold and had a really impressive scale.

Re: that rendering… 50 storeys of tower coming down from above and that’s the soffit they choose to depict? 😩

A miserable project through and through, from massing to cladding to execution.

What a fun little project! The brick is really different and it’s interesting to see how they’re constructing that scalloped corner.

Even if we disagree with someone, surely we don't have to fill the board with sarcasm? I've lurked UT long enough to know people have asked you to do that before but you seem to have a hard time speaking to people on the boards as you would speak to a person/client/family member in real life...

Wish it was better quality but wanted to share this photo of the diamonds catching some cool reflections this morning:

To the contrary, my argument would be that the lighter mullions compromise the entire motif. The glazing will always read as darker, and is intended to read as a void against the white cladding which reads as solid. Conceptually, the frames should likewise visually recede as part of the glazing...

My feelings on the white precast tower I sort of hate myself for creating this but here:

It's so awesome to see mid/highrise timber construction in the city. I get a little giddy every time I see photos of this project under construction!

It is true. The rules go into effect for new Site Plan applications as of May 2022. Everyone is gearing up for the fact that the way we’ve been designing residential buildings to date will not measure up to the new standards. It’s no longer just about 60/40 solid/glazing ratios but HOW you...

There are very strict new Toronto Green Standards coming into effect in May - green glass / window wall clad boxes will no longer be the norm. (These standards are going to dramatically change the way condos in Toronto are designed. A lot less balconies, a lot more punched window rain screen...

I find planners don’t often appreciate this, but sometimes the best way to fit into a context is to be a foil to it.

    Toronto 245 Yorkland Boulevard | ?m | 45s | Northam | Arcadis

Yuck. Among the general concerns about the ridiculous position it puts the existing office building (which is dated but actually handsome IMO) in, it turns its back on the (north & south) edges of the site. If we anticipate future development taking place on other properties in the Employment...
