Interestingly for me, this is one of the rare sites that I don't think housing is necessary. I'd love to see a combination of flagship library (toronto reference library level), park, museum, and amenities.

Why not just extend the brickwork down to the ground floor. The wall to wall glass that is 2-3 stories high just kills all texture at street level. Otherwise the building is fine.
Pardon my ignorance of municipal politics but why isn't this something that is addressed by local government? Isn't this arguably the single biggest issue plaguing our city today? What do we need to do to hold our Councillors more accountable? Do I need to run for my riding to fix this (lol).

Agreed on the way Starbucks occupies retail. I suspect both will be vacant for some time until retail feels confident again.

I'm with you. I like the overall scale of the development and perhaps the residential piece. However, I'm not a fan of the eastern office tower. It just screams boring slab.
Question to the knowledgeable folks here. Does something like as-of-right zoning limit or prevent nimby power? If not, I fear those wishing to live a cottage country lifestyle in the middle of a 6M+ metropolis will continue to wield outsized power.
