    I am still convinced it is the species, I have spoken with forestry and they have said the London Plans just aren't doing well in Toronto, walk anywhere around Toronto where they have planted London Plans (Widmer and Adelaide, Lake Shore and Ft. York etc).

    I agree, its clear they don't have the right environment and maintenance to sustain the trees they planted, Black Locusts would fill in nicely and do very well in Toronto.

    Went to Bloor street first time this year, couldn't get over the fact that all the trees were either dead or very sparse - looked awful! Has anyone gotten an update from the BIA on replacing the Trees? Honestly, I think they should admit defeat over the London Planes and select a tree species...

    I live in this neighbourhood, this building is so poorly executed, feeling cheap in both the day-time and night-time conditions. I was hoping the public realm would at least improve the quality of the project, but the 1980's huron rose asphalt pavers are a step backwards.

    This is probably the most unfortunate part of the project, the fact that the retail is essentially in the basement. Think Atrium on Bay Dundas Frontage (ie display windows at grade with retail below grade) but with better architecture.

    Yes they were given the option in the 80s but never pursued it (with regrets) and yes they are exploring are creating space for a flagship on Bay Street.
