is this purchase a sensible/smart investment? cityplace montage

How would you calculate how much is going towards equity for the first few years of your mortgage? Also generally speaking what is the commission you would pay when selling?

Is $400k good for this unit? Thanks!

are those condo re-assignments your looking at? Keep in mind you'll have to pay interim occupancy fees as well as closing costs. $330K I would say is pretty reasonable for that area if it includes parking and a locker. Which building is that most recent layout from?

    downtown pricing help

yeah I totally need to talk to the wife again. I want to be around yonge/sheppard-finch as it addresses all of our needs/wants but adds 15mins commute time where she currently resides (davisville) Commute time is her #1 priority and currently I don't feel like it's worth giving up so much...

    downtown pricing help

Yes I noticed my selection is very limited for the core. The half decent stuff is going for closer to $350K, which I understand is market value but I don't know if I want to pay such a high premium just to be dowtown. It's my future wife who really wants to be downtown. I'm looking...

Ventus & Townhomes @ Metrogate (Tridel) - Real Estate -

went to the grand opening today with a friend. There was a pretty healthy line up of people. The 1A priced at $199,000 was gone before people even got in line.

    downtown pricing help

I ended up pulling out of West Harbour City. Felt the location was a bit far. I'm not a big fan of CityPlace but do admit prices are not bad. We prefer to be closer to Yonge. Size was 650-750sq ft would be nice.

    downtown pricing help

Do you guys think it'll be possible to get a 1bedroom + den +parking/locker for $320-300K downtown? If so any suggestions of where? seems like new construction is out of the question since you gotta pay for parking extra. I've checked MLS but seems like my options are limited.

there is a screen that will separate the neighbours so limited light will get in so I do plan on getting good light fixtures inside. the inside corner unit was part of the sacrifice for getting a good price point.

    condos near completion 2010-early 2011

I went down and took another look today. The walk to King st. is 12minutes. I still don't think there is any convenient grocery stores unless you count Metro at Liberty Village or Sobeys on Bremner. I'm Chinese and will most likely do my shopping in Chinatown but that's a pretty healthy...

    condos near completion 2010-early 2011

I'm on the 8th floor. I'm slightly concerned about the layout. Even though it's a huge space there are design flaws. I'm also concerned about the fact that there are so many units going up around there. Waterpark City which is a little older has 1 bedroom units for like $280 w/ parking...

I take possession of the unit in January and I'm kind of split in the middle if I should leave the dining room as is our add in glass/sliding doors to make it a 2nd room. I did the measurements in person today and basically the room would be 7'9 X 9'6. Not including the closet (but I would...

    condos near completion 2010-early 2011

I also liked ACE's idea of moving the Kitchen to the DNR as well and making the Den/Kitchen into a massive room. If that were the case I wonder how much it would cost to make such a switch as rewiring lighting would have to be done also.

    condos near completion 2010-early 2011

it's pretty much done, occupancy is in Jan. I'm just thinking about the future. Do you think more space or a 2nd bedroom will appeal to buyers?

    condos near completion 2010-early 2011

To be honest I don't know why they had the price so low on this unit. They may have just been looking to clear inventory. This is what I bought http://www.westharbourcity.ca/whc1/pdf/1Bedroom+Den/13-411.pdf I recognize there are some issues with the layout - W/D in the master -...

    Loft hunting.......where to look

After just looking for my first home I can tell you it will be difficult to find a loft for under $300K with parking. You can get a loft for $300k but expect to pay $25K for parking (if brand new)

    condos near completion 2010-early 2011

After searching for a home I really don't think there are many 2 bedrooms out there with parking for $350K. Prices are a bit insane right now. New developments pre-sale is a possibility but even corktown district is at $385K I got lucky with West Harbour City and got 928sq ft. for $330K...
