The boutique mid-rise development 1414 Bayview is nearing completion where Davisville Village meets Leaside in Toronto, showcasing its modern facade to the neighbourhood. Designed by architects—Alliance for Gairloch Developments, this eight-storey mixed-use building was last covered on UrbanToronto's front page at the start of demolition over two years ago. The development, situated at 1410 Bayview Avenue south of Millwood Road, is now topped off with most of its envelope complete.
In May, 2023, from Bayview Avenue, construction had reached grade level, with concrete walls rising above the site fencing. Central to the scene is the tower crane, its jib hoist suspended above the wooden formwork.
This drone capture from November, 2023 offers a bird’s eye view of the terraced west elevation to its full eight storeys. The design transition through a series of step-backs from the adjacent low-rise neighbourhood to the mid-rise street wall height now forming on Bayview. The yellow tower crane rises from the fifth level, while materials await use on the top floor.
A close-up view from December, 2023 showcases the west elevation along Bayview Avenue, around the time when the tower crane was dismantled. The ground level features a two-storey curtain wall system fronting double-height retail space. Above this, the facade transitions to a more solid expression characterized by a rhythm of fins and precast brick-faced columns.
Looking southwest in February, 2024 we have a clear view of the building at its full height. The facade along Bayview Avenue features a step-back above the sixth floor, so as to avoid overwhelming the streetscape. The north elevation is clad in brick veneer, presenting a solid, windowless facade that mimics the appearance of a traditional masonry structure with precast panels. The street level remains active, as indicated by the hoarding and scaffolding occupying the sidewalk.
This month, we observe the nearly completed east elevation facade. Glass guards line the seventh floor terrace area. Blue weatherproofing is still visible above the curtain wall and fourth levels, as well as the top floor.
Standing 30.85m, 1414 Bayview is set to house 57 residential units, along with 98m² of retail space at grade.
