Marlee/Glencairn Transformation

When do you anticipate the Wenderly park expansion? I notice the legend has it as a priority..

I expect this will mostly be developers doing off-site acquisitions to meet their obligations, that could be slow.....

The City has done expropriations in the past for park expansion, but doing the whole area here would be a big swallow.

The proposal is to take ~35 houses.

None of them are currently on the market; but area pricing suggests prices in the 1.6 - 2.3M range, so upwards of 70M to buy, ~7M to demolish and backfill and then at least 20M for the new park. Not a small project

My guess is that they add on in bis and pieces until there are only a few holdouts in the way, then expropriation is used.

You might see new bits in as little as 2-3 years, but a complete version is likely a decade away or longer. .
 
Would they start land acquisition at Majestic Court first for the purposed 13 storey building or Lois Avenue?
 
I think priority, in the context of this study, means sometime in the next 20 years depending on how rapidly development, and the associated development charges, start coming in.

20M for the new park? what improvements are they planning, hopefully a new community center.

Most new Community Recreations Centres, without a park, are coming north of 100M, the low end is 60M.

20M isn't high for a park of this (potential) size. I would expect less elaborate design that some of the competition design parks, but I would envision a top tier playground, 2+ sports facilities, and new washrooms (1.5M) I'd have to look to see whee re area items are now, and he consult the Facilities Master Plan to see what choices are likely, but 20M is fair.
 
There's no specific improvements planned yet--this is very conceptual at this point. The staff would love to hear specific suggestions for improvements and programming for the parks in the area.

This is great news the community would benefit from a larger park. Would the developers start land acquisition at Majestic Court first for the purposed 13 storey building or Lois Avenue?

I'm not sure if any clear direction has yet been given to area developers beyond the one lot on Marlee being added to existing access point.

In general if a developer were building on Marlee, they'd taken an adjacent site of if feasible because it would likely make construction of their own project easier.

After that, the tendency is just to for properties for sale as they come up, after that you sent someone door to door to flyer and ask who wants to sell.
 
Might be good to show the city's renderings of the two approaches they were bringing forward to the area. The status quo visualization shows current and approved development application in the area, the second and third show the conceptual zoning for the the corridor and the zonal approach.

The Marlee-Glencairn area study survey is open! This is an opportunity to help shape the neighbourhood into sustainable, connected community.

Particularly in Option 2, the City has listened and learned from the criticisms of the traditional corridor development patterns. They need to hear that people appreciate this.

One of the city staff at the aforementioned roundtable last week mentioned they had "no interest" in doing land appropriations for the park expansions, so definitely on the right track with the developer built options.
