However, it is being listed for sale by CBRE marketed as "This unentitled site is prime for redevelopment, being located within 3 PMTSAs and walking distance from Bloor and Bathurst."

The flyer is amazing - they're using comps from Yonge St and King West, they say were in the highest momentum res market ever, projects achieving $2,000/sf+, approved PMTAs...

So, just for anyone who wants a summation:

Proposal:

- Mostly decimate heritage structure

- Build exceedingly costly cantilevered design

- Pretend you can get approval for 49s, when the precedent to the north is 26s for above-average design and right at the subway.

- Propose to level a block of yellowbelt homes in one of the most well connected and wealthy enclaves in the City.

Is is 'Listed'; but not 'Designated', which the level or protection required. Listing itself affords very little protection except for providing a window to designate. Worth adding the province is moving to quash that window.
