It's up for sale.

The description says Official Plan Amendment For The Immediate Area Supports Developments Up To Six (6) Storeys.

The Ashbridge Precinct urban design guidelines says:
• Commercial-Residential densities that range from 2.0 - 2.5
• The maximum permitted heights in the study area are 12.0 metres and 14.0 metres (approximately 4 storeys).
The harmonized City-wide Zoning By-law 569-2013 is currently under appeal at the Ontario Municipal Board. It includes the same permissions as 438-86 for the study area.
There are two properties that are exempt from City-wide Zoning By-law 569-2013 and are subject to the former City of Toronto Zoning By-law 438-86.


Which is correct? 6 or 4 storeys?

4 storeys along the Queen sidewalk with a 6-storey peak behind, or:

4 storeys, 14 metres along the street, with the possibility of step backs up to 6 storeys, 20 metres, where the lot depth allows the building to terrace down from that below a 45° angular plane to the distant edge of the rear lane. (The image from that page will help explain that!)
