Devron Developments have just acquired this future redevelopment site at 13-21 John St & 36-40 South Station St, in the Lawrence & Weston area.

It will fix that mess for the area and be in the range of 30 story like Artscape across the street from it.
 
There's a line item in the Capital Budget for development of Weston Tunnel Park next year, only $650k or so, its just a block from this site.

I could see cash-in-lieu/ S. 37 being used to augment said park.
 

Devron has acquired its latest condominium development site in Toronto’s gentrifying Weston Village neighbourhood.

The newest addition to Devron’s property portfolio is a 0.95-acre site at the corner of John and South Station Streets in the former city of York. It is occupied by a few small single-storey commercial units and a parking lot.

It was acquired for $16.5 million in a JLL Capital Markets-brokered deal with the family which had owned it for three generations.

Devron’s plans for new site


Toronto-based and family-owned Devron specializes in developing mid-rise and high-rise multiresidential in the Greater Toronto Area. Its low-rise division, Ron Custom Homes, designs and builds luxury single-family homes in the area.

Devron’s goal is to build condo units that are long-term housing solutions for people at a price that’s more accessible to a larger portion of the population than some of its other developments.

“We have a lot of projects that are in very central locations and some of them are in high-end locations,” said Safapour. “Building high-quality homes in those types of locations is a little bit easier, but the price points are accessible to fewer people.”

The deal for the property closed less than a month ago and Safapour said it’s too early to talk about specific plans for the development, but he would like to build a condo of “30-something” storeys. Zoning isn’t yet in place.

“We want to build something interesting and fun that represents what this neighbourhood is on the cusp of becoming,” said Safapour. “We’re going to explore what type of community-additive uses we can integrate into the building.”
 
Kind of surprised at the number of high-rise developments proposed for this neighbourhood, which doesn't have subway/lrt stations within walking distance. Do they expect all the new residents to hop on the GO train or UPX? I assumed this sort of intensification would take place closer to Mount Dennis and the Crosstown LRT.
 
GO is the better value heading downtown for this proposed tower. Weston is a community unlike most transit oriented skyscraper subdivisions. I'm still surprised by the quality of this development which will command a high price. All the best to Devron that they don't change the design once they are ready to develop.

GO expansion means a train every 15 minutes or less. Combined with UPX that's a train every ~7.5m on average, and the fare is actually only $5.65 to Union from Weston on UPX.

During off-peak it's also under 20m to bus to Lawrence West station with no need to cross the street to access the subway station going or coming home.

I think the bigger factor however is the existing density in the neighborhood that serves as precedent for developers to build more storeys than they can get away with at Mount Dennis (thus the attempt for 40 storeys here).

Didn't think about GO expansion, thanks for this. That makes more sense.
 
Rendering taken from the architectural plan via Site Plan Approval. Height changed from 130.00m to 133.10m. The total unit count changed from 458 units to 484 units. Total car parking changed from 154 parking to 90 parking. Finally, total bike parking changed from 344 bike parking to 380 bike parking.
