Alterations to a Heritage Property and Authority to Enter into a Heritage Easement Agreement - 582 King Street West

Summary
This report recommends that City Council approve the alterations proposed for the property at 582 King Street West, including 590 and 592 King Street West and 471 and 473 Adelaide Street West, in accordance with Section 33 of the Ontario Heritage Act to allow for the construction of a mixed use building over the heritage buildings on the site as per the revised plans and drawings submitted to the City in conjunction with an appeal to the Local Planning Appeal Tribunal ("LPAT") of an application to amend the Zoning By-law.​

Not sure what the issue is with the question though, nightlife is a huge part of the culture of King West. It's pretty valid to wonder what the future of a nightclub will be because of development.

The issue was that he was spamming Entertainment District threads with the same question.

New renderings are updated in the database! Some minor changes in the project stats. The overall building height dropped from 56.08m to 51.95m. Total building storey count remains the same at 12 storeys. So is the parking remain the same at 122 parking spaces.

Hi: There is a CofA application for this and I think that it has to do with allowing a change of use. This makes sense given the office market but the report is quite vague. Nothing else would change. I can easily see hotel, expanded retail, institutional and residential all working here.

It appears that the CofA application is for the lower level on the east side of the King Street building - the notice of the request to the Committee of Adjustment for an Eating Establishment is posted on a basement window which has a For Lease sign indicating 8,000 square feet available. This was the former Spin cycle space which closed during the Covid shutdowns.

Also in this building is the former the former Lee Valley tools premises. Apparently, the lease signed by Greta in June for this space - 13,200 square feet - was the largest retail space lease done during the month of June.

Greta has combination restaurant and entertainment venues in Calgary, Edmonton, and Vancouver.

Not sure what the implications of these leasing activities may be for timing of the planned redevelopment of the King Adelaide Centre. But it looks like the King / Portland street area may become even livelier than it is now.
 
473 Adelaide Street is the address of the nightclub Toybox. Will Toybox also stay open?

Toybox is closing!! Just saw this on their IG story. I've had some fun memories there.
They look to either come back after the construction or relocating as they say "Bye for now" in their post.
