On a rapidly-intensifying stretch of Appleby Line between Upper Middle Road and the QEW in Burlington, construction is now in the late-stages for LJM DevelopmentsAppleby Gardens Condominiums. The 7-storey, Icon Architects-designed project achieved structural completion in late 2015, followed by the start of cladding installation earlier this year.

Appleby Gardens' vibrant exterior will soon be the project's standout element, sporting a combination of white and two-toned burnt orange aluminum panels, as well as a dark-tinted window wall cladding with black mullions. While the window wall elements are now clearly visible to passersby, the building's aluminum cladding is still largely obscured by protective coatings.

Appleby Gardens is offering a total of 71 suites; lofts, one-bedroom, two-bedroom, and penthouses, with prices ranging from $245,990 to $432,490. Currently, lower floor suites remain in a relatively raw state, with the recent cladding installation priming the interior spaces for their final fit-outs. On the ground floor facing Appleby Line, drywall installation is just getting started for one of the development's two-level suites.

Further up the mid-rise, a number of units are much closer to their final appearance, with drywall, fixtures, and finishes now largely in place. The image below highlights the suite's kitchen finishes, including stone countertops and tiled backsplashes.

Units on the building's upper levels are now undergoing pre-delivery inspections (PDIs), with purchasers touring their units to inspect the finishes and layouts while cataloguing any deficiencies.

Residents of the development will have access to a limited selection of amenity spaces. Still in a relatively raw state, the common ground floor party room pictured below will eventually serve as a social hub for building residents. More modestly scaled than the extensive (and expensive) amenity offerings found in many Downtown Toronto condos, Appleby Gardens will offer a ground floor party room with kitchen, and a Pilates/yoga area with stretching and yoga mats, keeping maintenance fees low for building residents.

The project is served by a parking garage situated partly below-grade, with one level of sheltered parking housed on the ground floor.

With occupancy for the building now imminent, crews are in the process of finishing the pedestrian realm at the base of the building, including the pouring of new sidewalks along the Corporate Drive frontage.
