Just under two years ago, a rezoning application was tabled by WHW Property Development Corp. seeking the redevelopment of a two-storey commercial property at 759-763 Queen Street East. In the 23 months that have passed since the initial application, the KAVE Architects-designed mid-rise proposal has continued to evolve as it works through the City of Toronto's planning and approvals process, resulting in the latest design iteration.

Proposed to the immediate west of the former Postal Station G by famed local architect E.J. Lennox—well known for his work on now-historical landmarks across Toronto—the 5-storey boutique condominium development in Toronto's recently dubbed Riverside district would rise to a height of 21.3 metres as measured to the top of the mechanical penthouse level, terminating at a similar height as the abutting landmark.

The project would contain a total of 29 units, coming in a mix of 3 studio units, 24 one-bedroom units, and 2 two-bedroom units—now housed within five storeys rather than the six previously proposed. Residents would have access to 114 square metres of indoor amenity space, divided between 63 square metres of the ground floor, and an additional 51 square metres in the basement. An exterior courtyard area in the centre of the site would provide 4.4 square metres of outdoor space, effectively functioning as a light well. At street level, the project would contribute to the Queen East streetscape with 237 square metres of retail space.

While the overall massing remains more or less unchanged from the previous submission, the building's retail base has been heavily redesigned. New elevation diagrams reveal a number of cladding materials employed on the revised version, including Low-E, clear, and tempered glazing, brick applied in a way to create an image, architectural concrete, engineered wood paneling, clear-finish aluminum siding, and insulated spandrel panels.
