Launched last year, Madison Homes and State Building Group's 609 Avenue Road is poised to begin construction this Fall, with the 19-storey condominium joining the dense corridor just south of Toronto's Upper Canada College (UCC). Situated on the east side of Avenue Road just north of St. Clair, the building will help complete the urban street wall and reinvigorate the street as it fills in a gap in the Deer Park neighbourhood.

Designed by Richmond Architects, the 161-unit tower will feature one to three-bedroom suites ranging in size from approximately 500 ft² to 2,000 ft². The project's interiors will be appointed by Tomas Pearce Interior Design Consulting Inc., and amenities will include a party room, media lounge, private dining room, gym, pet wash station, and 24-hour concierge, with a showpiece rooftop terrace (seen below) offering views of the surrounding city.

Throughout the tower levels, the reasonably wide spectrum of unit sizes provides viable housing options for both families and smaller households. With 9' and 10' ceilings throughout the suites, the living areas are designed to foster an open ambiance, with living and dining areas combined to create larger central spaces.

With the smallest units starting at around 500 ft², 609 Avenue Road also provides comfortably livable suite sizes—particularly by the standards of Toronto's current condo market—while many of the larger upper floor and 'Terrace Collection' suites provide a supply of family-friendly condominium housing.

To learn more about the project, our previous stories include more in-depth overviews of the amenities and floorplans, along with a tour of the model suite, and a look at the architectural scale model. For a more thorough look at the neighbourhood context, our May feature takes a look at the surrounding area's ongoing evolution, taking stock of the numerous developments along the St. Clair corridor.
