As construction progresses on the podium levels of Concert Properties' 88 Scott, we are now learning more about the retail, restaurant, and commercial office space that will be included on these floors of the 58-storey Page + Steele / IBI Group Architects-designed condominium tower.
Below the development's 525 condominium units, a five-storey office and retail component will be included in the podium, which consists of the rebuilt exterior of the former seven-storey Royal and Sun Alliance building, and a modern glass-clad structure to the west. Though still part of the 88 Scott Street development, the commercial component will be known by its own address of 20 Wellington Street East.
The 68,000 square foot 20 Wellington East component will contain approximately 55,000 square feet of office space over the second through fifth floors. Concert Properties will take the second floor for its Toronto headquarters. At ground level, the building will have 12,000 square feet of retail space which would work for stores or restaurants, and Concert's renderings suggest that restaurants and cafés may indeed be the best use of that space.
While the commercial component's main frontage is situated on Wellington Street, it will also include a potential cafe space with outdoor patio right next to the entrance to the building's residential component at 88 Scott Street. An image from the 20 Wellington promotional video, below, shows off a newly-animated ground realm on Scott Street, featuring new pavers and street trees to complement the cafe space and the building's reinstalled heritage limestone facade.
20 Wellington East will also boast features such as a 28-foot high two-storey atrium, and major signage and branding opportunities for lead tenants. The building is being constructed to achieve LEED Gold certification.

With the over 500 condominium units that will be situated directly above 20 Wellington East, and thousands more workers and residents in the immediate vicinity, the commercial component will add valuable leasable space to a high-traffic area at the crossroads of Toronto's Financial District and St. Lawrence neighbourhood.
