The City has accepted a settlement offer that drops the height to 32 storeys from 36 with a reduced floor plate of 750 square metres from 794.4:

but.. why? why do you need to do that? It's not like sidewalk space is at a premium or the heritage building is overly large.. just leave the thing alone.

This is how you design a podium, though i'm slightly skeptical regarding the success of the retail colonnade. I'm a big fan of the towers as well. Interesting how they've rendered a tower across the street. Eglinton west of yonge sure needs an overhaul and this project is on the right track IMO

The podium looks much better. Just step the towers back a bit more from the street and I think it's great.

Design looks very dated for 2019 - reminds me of initial phases of MCC's Parkside Village. Surprised this is HPA.

The approved building height is 122m but the rendering depicts it as much taller than the RioCan immediately to the east, which is 100-120m
