The Junction

Wow, lots happening in the Junction these days, new openings related. It's great to see. I also noticed in the new Toronto Life Shopping guide, there's a 2 page spread on Junction shopping. Junction Festival is right around the corner and extends further this year I understand...including Heintzman and Indian Grove. It would be cool to looking down as the festival happens from the highest point of Heintzman Place.

I'm close to buying a vacant lot at 7 Hook Ave. It's a great little street at a transition between industrial & residential with some great commercial nearby - making it a quintessentially urban property that I'd love to build something on. I'm meeting with a few architects in the next 2 weeks but my current plan is to build a 3 storey, 6 unit x 1 bedroom live/work/arts building. I'd take one myself and sell the rest to friends and others.

Any thoughts as to whether this would be a good fit for Hook and the neighbourhood generally?

Super noisy once the train traffic increases, no?

I think it could fit in perfectly. Three storeys would be respectful of the existing scale and if the building incorporates brick into its facade, it will help to better tie it into the existing built form. Also, I'd recommend to ensure that the front facade is aligned with the fronts of the neighbouring buildings, a point that's sometimes forgotten by both builders and the city in terms of infill projects.

I've lived on Hook. Regular train noise is tolerable and you can grow accustomed to it.
Trains crossing the junction is way louder and way more intrusive than any regular train noise.
It will be less noisy than now when the grade seperation removes it.

Yeah, on Hook Av train noise is the least of problems. More important is the sketchy public housing and rundown strip along Dundas here, the park no one but pissing in the park drunk bums use, and the twice yearly crack heads who smash car windows looking for electronic toys to sell for their fix....

I wish those hideous 80s(?) houses on the north side would be bulldozed and redeveloped into attractive red brick 4s townhouses.

How's the Junction Eatery doing these days? The chef is really talented, but I think he may be learning that location really does matter.

Rob: How are you going to resolve parking issues on Hook? Stacker or parking in the rear with housing above? Hope you hire a quaility architect--yes to aA-style red brick no to Heintzman Place cheap tacky brick facades. Secondly, the auto garage behind the site may create some headaches, sort of like the issues Triumph faced on their Roncevalles Lofts development.

Actually, the train traffic will be increasing substantially over the next decades. GO transit expansion and airport trains will mean at least one loud diesel train roaring by at least every ten minutes, with all the associated pollution. Now is the critical time to take a stand because Metrolinx will soon be negotiating the contract for diesel trains, with a deal set to be hammered out in the first days of February. I suggest getting in touch with the Clean Train Coalition who are finalizing their campaign for the weeks ahead.
 
A new gluten-free, organic bakery has opened in the Junction, Bunner's. Looks hot.

The missus and I happened in there on their opening day. The staff were super-nice and the baked goods are extremely delicious (esp. if you pair them with a hot chocolate from Delight down the street). Highly recommended!

Fly Little Bird flu away several months ago....

Close to Keele St south side on Dundas Tea Blendz is opening soon...i wish them luck. Sanction Boards (skater shop) is opening soon NW corner Dundas&Pacific, formerly that candy store. I really miss Bronto Burger, the junction lacks good quick food solutions--think Drake BBQ style--that would work well here.

The Junction remains a tough place to do business, it simply needs a ton more density and pedestrians to make it work.

Highway Robbery? Greed?

Does anyone else find the price of this listing on 560 Indian Grove a wee bit offensive? Maybe it has something to do with the super-cheap reno.

Does this agent honestly think someone will pay this price? Unfortunately, it will probably sit on the market for weeks, which doesn't look good for other homeowners in the 'hood.
 
I know nothing about Toronto west... and want to go out and explore some of the neighbourhoods I know nothing about. Where would be the best place to start exploring the Junction?
