Avonshire (Yonge/401, Tridel/K&G, 14 + 21 + 3x 22s, Kirkor) COMPLETE

Avonshire (Tridel - North York)

I know there have been past posts about this development, but I can't find the correct thread.

Tridel is planning to launch Avonshire in the next couple of months.

From the Tridel website : AVONSHIRE will include four condominium towers, a rental tower and approximately 100 townhomes. The streetscapes are being carefully designed to have a friendly pedestrian-oriented curb-appeal, highlighted by mature trees, pleasant community walkways, extensive landscaping and buildings that will have stunning, classically designed street-level facades. A central park with a natural, environmentally themed plan will provide beautiful open space to be enjoyed by all within the community

Green initiatives:

The planned development will continue with Tridel's "Built Green. Built For Life" green initiatives. In pursuit of L.E.E.D. (Leadership in Energy and Environmental Development) certification from the Canada Green Building Council, all suites will come with a range of environmentally preferred features and finishes including: low volatile organic compound paints and carpeting to minimize off-gassing, durable environmentally friendly plank laminate wood flooring, energy efficient windows, Energy Star appliances, water conservation methods, individually-controlled high efficiency space conditioning and high performance energy recovery ventilators.

Landscape architect Sibylle Von Knobloch of NAK Design Group has created a park plan with a central courtyard that will feature dry fountains that will shoot columns of water into the air in a timed procession, walking promenades and pergolas adorned with trellises, flowers and a bubbling water fountain. Pavilions will offer shady places and there will be open lawn areas. There will also be senior and junior playgrounds with a selection of playing equipment. Woven throughout the park will be trees, perennials and planter boxes overflowing with flowers, all thoughtfully planted to provide distinctive beauty and changing colours throughout the seasons.

This is excellent news for that part of the city.

Avondale is one of those rare, new communities I really enjoy visiting and walking around. I always eyed those drab, low-rise apartments to the immediate east and wondered how they could be redeveloped in a similar vein.

On paper, the park looks very inviting. If it is a redux of the one at Avondale, it will be a good addition to the neighbourhood.
 
Even the Gardiner isn't exactly a "canyon" when driving through it; many of the areas surrounding it are still largely low-rise.

For a moment there they seemed to be on the cusp of doing something relatively new and sort of exciting. They've nipped that in the bud, now.

There is more to the development then renderings that aren't particularly exciting - Tridel is a true industry leader in green technology & construction and Avonshire is no exception.

I've also heard that this may be a candidate for the LEED ND which is still in development at this point. Essentially Tridel is working very closely with the Canada Green Building Council with various green and energy efficient experiments to develop a point system so that the Canada Green Building Council can put together a rating system in the future.
 
Traffic at Yonge and Avondale is going to be an even bigger mess. Isn't the eastern ring road (Doris) supposed to connect down here at some point?
 
I like the Avondale layout, you have to shout out conversations when you're outdoors even in the middle of the night, but if people are willling to live with that, it's great for the area.
