West Don Lands: TCHC Affordable Housing

Last week the City of Toronto, the province and feds have announced $23 million in funding for 218-new affordablerental units for low-income families and seniors in the West Don Lands. The federeal money is flowing through the government’s economic action plan. The city is waiving $4.3 million in development fees and property tax exemptions. The city is also directing $7.4 million from the provincial Developing Opportunities for Ontario Renters program to create an additional 25 units.

The total units are planned at 243 at King and River streets and the project is being developed by the Toronto Community Housing Corporation. The buildings are to be built to LEED Gold certification. Work on the site is scheduled to begin in early 2010.

Hmmm ... not enough concrete? It pretty much follows perimeter block planning that has also made the St. Lawrence area so successful. This is exactly how we should be building.
 
The planning doc notes 130 subsidized rent units and 33 market purchase units (including 22 three-bedrooms). That's good.

TCHC has been on a roll--the buildings at 288 King E/Richmond E and 60 Richmond E are great by any standard.
 
Good posting-- we're finally seeing West Don Lands and East Bayfront developments showing up! :)

I agree with an above poster that the St. Lawrence model of keeping interior courtyards is a vital one. :) I see lots of perimeter blocks in that West Don Lands map, too, so it looks like they are indeed using St. Lawrence as inspiration, if that wasn't already apparent enough in their presentations for the last few years.
 
This thread and, more importantly, the project has been very silent of late. I asked the City planner in charge who says:

"This project has experienced some unforseen delays on the part of the applicant as a new architect was brought onto the project. However, the applicant's most recent submission is under review by City staff and it is expected that things should be finalized in the near future.

As the footprint of the building has been known for some time, the excavation permit was issued (some time at the very end of 2009/beginning of 2010) and therefore excavation is complete."


The Civic Address is 589 King Street East so maybe the Mods might want to adjust the THREAD TITLE??
