    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

Except that the extra 20k price hike is essentially paying for the building sitting vacant for so long awa Plazacorp's legal fees.

Funny, that's the exact same story they told me when I bought last year. When I heard they were selling units without OMB approval I didn't even bother to go to the opening. Beautiful building, beautiful suites, shitty deal. Caveat emptor indeed.

It appears PlazaCorp is up to their old tricks: according to this link, the OMB will make their final decision in four weeks. Grand opening is one week away. Does anyone have any more info from the hearing? http://rhgs.ca/feather-factory-omb-hearing-update/

No, When Sharky first came on the forum he seemed like a rampage lunatic raving about garbage chutes. I think the developers should take full blame. TorontoLOFTS should take some as well, albite, they were only doing their job (even though they were misleading). It's a shame that real estate...

    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

what I really want to know, is how has one person (i.e. Sharky) singlehandedly ruin a complete development. Because of him, the building will most likely sit vacant and rid the community of 40+ more tax payers. The residents could have rallied together to fight the city on approvals. Now the...

    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

The long and short of the letter from FFL: "Thank you for purchasing a loft from Feather Factory Lofts Inc. Many purchasers have been asking for clarification about the zoning of the building and permitted uses of their lofts. In response we have drafted this letter with the help of the...

taxes were set at approx 1% which is the norm for residential. Commercial would have been 4x as much.

    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

I can't believe Sharky was right So here's the story - the developer effed-up. They never tried to register the building as residential. All permits, condo docs, site planning, etc., was set for commercial. I've spoken to Councilor Perks and the director of building permits for the S.W.region...

So the agreement was cleared by my lawyer. Apparently is was as clean as a whistle - nothing ambiguous, nothing needed to be crossed-out or amended. The only issue right now (that I face) is parking. Currently, the building is zoned as MCR but it's listed as strictly commercial so the city...

Really? Cause that's not how they do it at Chelsea Lofts. On the main floor they have multiple bins and you separate it yourself.

    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

Have you ever lived in any small-med apartment or condo of any kind? There's a chute for garbage and you bring your recycling down. In a building with only 5 floors and 40 odd units, multiple chutes sound quite excessive.

    Feather Factory Lofts (Roncesvalles/Dundas, Plazacorp)

I'm one of those who bought in at FFL. There was a mad rush of people shortly after opening - and most of those looking around (and inturn buying) were young professionals. I believe every 560 sq ft suite from floors 1-5 were sold in a few hours. As for the "allegations", we were told...
