An affordable rental project at 50 High Street East in Mississauga’s Port Credit neighbourhood has advanced beyond its initial application, with zoning approved and a demolition permit issued. Designed by Chamberlain Architect Services for Mahogany Management, the 11-storey infill building is being prepared to rise on a compact site between Elizabeth Street North and Helene Street North, a short walk from Port Credit GO station and the under-construction Hurontario-Main Line 10 LRT.

Located on the north side of High Street East, the rectangular 1,022m² property housed a three-storey, 11-unit rental building and rear surface parking at the time of the application; demolition is now underway. The site is within Port Credit’s established apartment neighbourhood, flanked by 10-storey buildings at 15 Elizabeth Street North to the west and 12 Helene Street North to the east. Lakeshore Road East’s shops and restaurants are a short walk south.

With the Official Plan already permitting up to 15 storeys, the developer sought to replace zoning that limited the site to four storeys or 13metres. In September, 2025, Sajecki Planning submitted the Zoning By-law Amendment application to the City of Mississauga on behalf of the developer. Zoning was approved on January 5, 2026, followed by a Site Plan Application on January 26, 2026, which remains under review. A Rental Housing Demolition and Conversion Application accompanied the original rezoning submission; a demolition permit was issued on August 12, 2026, while the new-building permit application remains pending.

The plans call for an 11-storey apartment building rising 40.8m, with one basement level and 5,613m² of Gross Floor Area, all residential, yielding a Floor Space Index of 5.49 times coverage of the lot. Its 96 rental homes would comprise 60 one-bedroom, 35 two-bedroom, and one three-bedroom unit, all qualifying as affordable, with 11 rental replacement units for those in the demolished building. Two elevators will serve the building, providing one elevator for every 48 units.

The new building will have separations of 11.4 and 14.3 metres from neighbouring apartment buildings to the east and west, respectively, while providing 118m² of soft landscaping at grade. The tighter than normal separations is being allowed owing to the buildings only being mid-rises. Private balconies will be omitted. Shared amenities totalling 581m², including 87m² indoors on the 10th floor and 494m² outdoors. The main entrance will face High Street East. Along the eastern edge, an L-shaped driveway will connect the street with five parking spaces and a loading space at grade. Parking will comprise four visitor spaces and one accessible space, while 64 bicycle spaces will be distributed between 30 indoor spaces at ground level, 28 in the basement, and six outdoor visitor spaces.

Port Credit GO station on the Lakeshore West line is approximately a 300m walk from the site. The future Hurontario-Main Line 10 LRT would add a north-south connection from the station along Hurontario Street via the Square One area as far as the Brampton Gateway Terminal. Closer to the site, MiWay bus stops are approximately 65m away at Elizabeth Street North and High Street East, while the nearby Trail-to-GO cycling route connects the station area with the Waterfront Trail. Planned longer-term improvements include more frequent Lakeshore West service through GO Expansion and envisioned higher-order transit along Lakeshore Road.

The project is one of a roster of development projects in Port Credit. To the east, 128 Lakeshore Road East is proposed at eight storeys, while to the south, plans call for 11 storeys at 42 Port Street East and nine buildings rising to 22 storeys at the Port Credit Marina Redevelopment. Taller proposals lie to the west, with 26 storeys at 26 Park Street East and 31 storeys at 42–46 Park Street East. To the north, The Ann is proposed at 25 storeys, 88 Park at 29 and 36 storeys, and 70 Park Street East at 38 storeys.
