In the time since UrbanToronto’s July, 2026 update, Hoem Garden District has now topped off at 21 storeys with cladding continuing to climb up the student residence on Sherbourne Street. Designed by Superkül for MPI Group and HOEM Management, the development marks the partners’ second purpose-built student residence, located in Downtown Toronto’s Garden District near Gerrard Street East and Toronto Metropolitan University. At its base, the retained late-19th-century house at 300 Sherbourne Street is being partially restored under the guidance of ERA Architects.
Looking south along Sherbourne Street in August, 2026, the topped-off building's mechanical penthouse is formed above the uppermost residential floor. The crane rises alongside the east elevation at left. In front, the 18-storey north volume is capped by a pronounced parapet. Exposed concrete columns and slab edges define the upper elevations, where temporary guardrails and shoring poles remain in place, while cladding can be seen climbing just above foreground trees.
The construction hoist rises along the junction of the two tower volumes. Panelized cladding extends eight storeys above the podium, with portions of a ninth underway at right, incorporating dark-framed glazing. On the left-hand volume, projecting window surrounds add depth to the facade. Below, black-framed windows have been fitted into portions of the podium amid exposed concrete and weatherproofing materials.
Cladding wraps around the shorter volume’s northeast corner, establishing a grid of slender piers and horizontal bands framing tall strips of glazing and louvred slab panels. Below, the three-storey podium’s north elevation features regularly spaced punched windows. A temporary scaffold platform runs next to the street frontage, adjoining the scaffolding and green protective netting surrounding the retained heritage house at 300 Sherbourne Street. Its steep mansard roof and arched dormer peek above the enclosure, with buff brickwork visible.
A close-up of the tower floors highlights the south and east elevations’ tall rectangular window bays, grouped across multiple floors within projecting dark surrounds. Mullions divide the glazing vertically, while opaque spandrel panels separate windows at successive floor levels. Metal louvres are visible, with wider glazed assemblies near the corner. Fine horizontal and vertical joints articulate the panelized facade.
This month, a distant view places Hoem Garden District at the left of the skyline. Cladding has reached the 13th floor, with sections extending onto the 14th on the left. The much taller One Bloor West is farther away to the northwest.
Hoem Garden District will stand 71.04m tall and provide 173 rental units for students.
