A new development application is seeking to bring a seven-storey condominium building to Toronto’s York Mills area. Proposed by Equiton Developments and designed by Richard Wengle Architect, the project would rise at the southeast corner of Bayview Avenue and Wilket Road, and would bring a mid-rise building to the predominantly low-rise area.
The development site consolidates 1 Wilket Road with 2535 and 2537 Bayview Avenue, just south of York Mills Road. It is currently occupied by two low-rise houses and the single-storey former Armenian Emmanuel Church of the Nazarene. The property sits along a varied stretch of Bayview lined with detached homes, townhouses, apartment buildings, and institutional uses, while the streets extending east into the surrounding York Mills neighbourhood remain predominantly low-rise residential.
The Bayview Avenue portion of the site has been slated for redevelopment since 2019, when City Council approved seven three-storey townhouses but refused two detached homes proposed at the rear. The Ontario Land Tribunal later permitted the full nine-home plan, issuing its decision in 2021 and final order in 2022. Equiton’s new proposal adds 1 Wilket Road to the assembly and replaces that earlier scheme with a single condominium building. Goldberg Group has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer.
Rising seven storeys to a height of 29.28m, the new building would contain 56 condo suites, comprising five one-bedroom, 27 two-bedroom, and 24 three-bedrooms. With no studio units and 51 homes offering at least two bedrooms, the proposal is weighted heavily toward larger layouts. Its entire 12,964m² Gross Floor Area (GFA) would be residential, producing a Floor Space Index of 2.53 times coverage of the 5,128m² assembly, with no retail or other non-residential space planned.
Above the six residential floors, a partial seventh level would contain approximately 400m² of mechanical space and 150m² of indoor amenity space, with no residential units. Because the amenity component counts toward GFA, the mechanical penthouse is formally considered an additional storey and triggers the requested Official Plan Amendment. Residents would have access to approximately 238m² of indoor and 287m² of outdoor amenity space distributed between the ground floor and mechanical penthouse level, including a rooftop terrace. Two elevators would serve the building, a ratio of one for every 28 units, indicating minimal wait times when both elevators are operational.
The principal lobby entrance would face Bayview Avenue, while a second entrance on the east side would connect with a covered porte-cochère and passenger drop-off area. Two underground parking levels would contain 125 spaces: 116 for residents and nine for visitors. Bicycle parking would total 43 spaces, divided between 39 long-term and four short-term spots.
Surface transit is available close to the site. The 11A Bayview bus stops at Wilket Road, providing connections to Davisville and Bayview subway stations, while multiple routes can be reached roughly 270m north at York Mills Road. Cycling infrastructure is more limited, though multi-use trails are available approximately 250m to 350m away along Windfields Park Trail and about 500m north at Bayview–York Mills Parkette.
The application joins a growing collection of redevelopment proposals along Bayview Avenue. West of the site, 93 York Road is planned with three-storey townhomes, while a six-storey building is proposed immediately north at 2 Wilket Road. To the south, the pipeline includes a three-storey project at 196 Valley Road; six-storey buildings at 39–43 Wilket Road and 1 Tudor Gate under a consolidated rezoning application; and further six-storey proposals at 2470 Bayview Avenue and The Bridle Prestige.
