A Site Plan Approval application has been submitted to the City of Mississauga for a 47-storey mixed-use tower at 100 City Centre Drive in the Square One District, advancing the next phase of redevelopment on surface parking lots surrounding Square One Shopping Centre. Designed by architects—Alliance for Oxford Properties Group, the proposal would rise within a growing high-density node anchored by the mall, positioned within walking distance of the Hurontario Main-Line 10 LRT, now under construction.
The site is part of Oxford Properties’ Square One District, a multi-decade plan to redevelop approximately 130 acres of underused land surrounding the 1972-built mall into a mixed-use downtown. Envisioned to deliver roughly 18 million ft² of new space, the masterplan calls for 37 towers and up to 18,000 homes, alongside new office, retail, and public realm elements organized around a new central pedestrian spine known as ‘The Strand’.
Block 5 is bounded by Rathburn Road West, Duke of York Boulevard, Square One Drive, and Station Gate Road within the heart of Mississauga’s City Centre. Currently functioning as part of the expansive surface parking and open lands surrounding Square One Shopping Centre, while not the first block on Oxford-owned land here to be developed for residential, this would be the first of the malls's surface parking lot area to be redeveloped.
Rising 47 storeys to a height of 169.75m, Tower 1 (T1 on the map below) would be positioned to frame the intersection of Rathburn Road West and Duke of York Boulevard. While the current Site Plan Approval application is limited to this tower, supporting materials outline a conceptual vision for the full block that could eventually accommodate five buildings ranging from 23 to 56 storeys.
The development would deliver 40,398m² of Gross Floor Area, with 38,517m² allocated to residential uses and 1,882m² dedicated to retail at grade, resulting in a Floor Space Index of 6.99 times coverage of its 5,779m² parcel. Within the tower, 518 residential units are proposed, including 49 studios, 235 one-bedroom units, 182 two-bedroom units, and 52 three-bedroom units. Five elevators are planned, equating to approximately one elevator for every 104 units, indicating high speed motors would need to be installed to provide rapid response times when all elevators are operating.
Amenity space would be distributed between 1,049m² indoors and 954m² outdoors. Below grade, three levels of underground parking would accommodate 317 vehicular spaces, including 265 for residents and 52 for visitors. Bicycle infrastructure entails 477 spaces proposed overall, comprising 415 long-term spaces, 53 short-term spaces, and an additional 9 spaces intended for retail users. The site is within walking distance of the City Centre transit terminal, and two planned stops on the under-construction Hurontario Main-Line 10 LRT, including City Centre Station and the Robert Speck stop.
Surrounding the site, a wave of development continues to reshape the City Centre. To the east, The Offices by Square One would introduce a 19-storey commercial building, while to the west, 4220 Living Arts Drive (Phase 2) proposes four residential towers ranging from 36 to 55 storeys. South of the site, the Living Arts Centre Precinct envisions mid-rise additions of 9 and 20 storeys, transitioning toward the larger-scale buildout of the Square One District, where towers from 36 to 65 storeys are planned, including the completed 48-storey Stak36 and the proposed 55- and 65-storey towers at 97–101 City Centre Drive. Further south, the Exchange District Condos continue to rise, with four towers between 30 and 72 storeys.
