At the southwest corner of Bathurst and Richmond streets in Toronto’s Fashion District, Originate Developments has submitted an reworked proposal for Reside on Richmond. Designed by KIRKOR Architects and Planners, the new proposal is for 33 storeys, up from the 18 storeys it was approved at, in response to its location now within Major Transit Station Areas (MTSAs) for both King-Bathurst and Queen-Spadina stations on the upcoming Ontario Line 3

This comes at a time of sluggish sales in the condo industry, with developers preparing for future market recovery through economies of scale with a larger unit count. This resubmission reflects broader trends where developers are intensifying proposals, particularly near transit stations, despite the current challenges of a slow housing market.

Spanning approximately 1,969m², the site comprises several assembled properties, including 152 through 164 Bathurst Street and 623 through 627 Richmond Street West, currently built up with three-storey townhouses, mixed-use buildings, and a vacant lot, with a two-storey heritage building at 164-166 Bathurst Street to be retained as part of the proposal.

The original approval from 2023 allows for an 18-storey mixed-use building with 216 units. Now, changes in market conditions and City policies promoting higher density have led to the developer submitting a revised proposal for a 33-storey tower with 420 units, increasing the height from 59.9m to 112.75m.

The Goldberg Group has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer. The new plan calls for a total Gross Floor Area (GFA) of 26,444m², with 610m² dedicated to retail space at grade, resulting in a Floor Space Index (FSI) of 13.43.

Major portions of the heritage building at the northeast corner would be retained. The design includes a stepped podium ranging from 3 to 9 storeys, with setbacks along Richmond and Bathurst streets, intended to make the heritage building more prominent. There would be 969.83m² of indoor and 392.5m² of outdoor amenities located on the second floor and the roof. The proposed unit mix includes 272 one-bedroom units, a massive increase from the 101 in the previous submission, with smaller increases in two- and three-bedroom units. The tower would have a floor-plate of 733m².

The design includes four elevators, (with one restricted to the first seven storeys and underground levels), resulting in one elevator for every 105 units overall. The two-level underground garage would offer 35 resident and 16 visitor spaces, as well as 378 long-term and 42 short-term bicycle parking spaces.

Cyclists have access to bicycle lanes along Bathurst, Richmond, and Adelaide streets. The site is adjacent to the Bathurst streetcar route, with the future King-Bathurst and Queen-Spadina stations 4-minute and 10-minute walks away, respectively.

There are several other projects and proposals in the vicinity, The nearest proposals are 655 Queen West at nine storeys to the north and the 12-storey 149 Bathurst Street across the street to the east. Further east, the 15-storey 543 Richmond Street is under construction, while 550 Adelaide West and The Addison Residences both call for 16 storeys. Queen-Spadina station’s Transit-Oriented Community (TOC) South and North Sites are proposed at 15 and 17 storeys respectively, along with 8 Camden at 17 storeys, and Camden House at 18 storeys. MANGA on Richmond & Camden calls for 19 storeys, as do 450 and 457 Richmond Street West, with 147 Spadina Avenue planning 24 storeys. To the south, closer to King-Bathurst station’s TOC North and South Sites are both under construction at 25 storeys, with proposals for 689, 778, and 675 King West at 18, 20, and 21 storeys, respectively.
