Developer Remington Group is planning a third phase for their IQ Condos community in the Toronto borough of Etobicoke. Located on The Queensway between Islington and Kipling Avenues, the community is already home to two phases consisting of four completed buildings and a new public park. The community’s third phase is planned to bring an additional three towers to the south of the existing phases, at the intersection of Caven and Zorra streets, and immediately north of the Gardiner Expressway.
IQ's third phase is proposed as a 64,166 m², Giannone Petricone Associates-designed complex with towers of 42, 25, and 18 storeys reaching respective heights of 140.2, 87.2, and 65.9 metres, and rising from a single podium. The two shorter tower heights have been reduced from the previous submission’s heights of 27 and 19 storeys. Those towers on the northern portion of the lot are planned to be built as the first in the phase 3 complex, with the taller on the southern portion to be built last.
The complex's gross floor area would be entirely dedicated to residential space, with 915 condominium units across the phase 3 site, a reduction from the previously-proposed 981 units. The updated unit count is proposed in a mix of 476 one-bedrooms and 439 two-bedrooms. 462 of the units would be built in the first two towers to the north, and 453 units in the 42-storey tower to the south.
A garage would cover the majority of the site footprint, with three parking levels above grade and two below. The 822-space garage would contain 684 long-term spaces for residents and 138 short-term spaces for visitors. In addition to the parking spaces, the podium would house several amenity spaces for residents of the complex.
