A wave of urban transformation is taking shape along Toronto's avenues, but it's rare to see mid-rise proposals on sidestreets. In the Yorkdale-Glen Park neighbourhood just west of Dufferin Street, a new proposal from Dawson Wales Global Inc, could introduce a contemporary mid-rise condominium at 12 through 20 Bentworth Avenue. This 9-storey residential building designed by Wallman Architects would be situated a 12-minute walk west of Yorkdale subway station.

The site, an assembly of three parcels on Bentworth Avenue currently hosts a blend of commercial and residential buildings with a total area of about 2,639m². These include a two-story commercial structure at 12 through 16 Bentworth and two single-family homes at 18 and 20 Bentworth.

This central North York region, nestled between Highway 401 and Lawrence Avenue West, is increasingly characterized by its residential diversity, from low-rise homes to burgeoning high-rise developments, enriched by nearby amenities like Caledonia Park and Yorkdale Shopping Centre.

The Official Plan Amendment and Zoning By-law Amendment applications call for a building standing 35.7m, offering 136 residential units spread across 9 storeys. This includes two elevators, resulting in one elevator for every 68 units, indicating quick response times.

The building's design offers studio to three-bedroom units with several convertible designs for enhanced flexibility, allowing for some 1-bedroom and 2-bedroom units to be combined; if carried out, these conversions would reduce the total unit count. With a total Gross Floor Area (GFA) of 8,293m² dedicated entirely to residential use, the project boasts an FSI of 3.14, complemented by 339m² of indoor and 345m² of outdoor amenity spaces, located on the first and second floors.

Below grade, the design incorporates a two-level underground garage, providing 97 vehicle parking spaces, with 87 for residents and 10 for visitors, with all spaces to be equipped with electric vehicle supply equipment (EVSE). In addition, there are 114 bicycle parking spaces proposed, with 104 for long-term and 14 for short-term use. Of the former, 16 of the stalls would be electric vehicle capable, in response to the City's goals for sustainability and promotion of active transportation.

Located 900m from Yorkdale station on University Line 1, the site is just beyond the western boundary of Yorkdale station's Protected Major Transit Station Area (PMTSA), delineations that permit developments with greater density and height. TTC buses stop 80m east of the site at Dufferin Street at Bentworth Avenue.

Proposals for mid- and high-rises continue to emerge along the Dufferin Street corridor, with projects at 3309 Dufferin Street slated for 10 storeys and others at 3280 and 3300 Dufferin Street aiming for 14 and 28 storeys, respectively. Further south, 3180 and 3140 Dufferin Street are multi-tower proposals reaching 25 and 26 storeys respectively. To the north, the 9-storey Dream Residences at Yorkdale was completed in 2017, and 3400 Dufferin Street's three planned towers include two at 29 storeys. Imediately north of it, three towers just shy of 30 storeys are under construction at 3450 Dufferin Street. Most significantly, the expansive Yorkdale Intensification proposal envisages 19 towers ranging from 12 to 40 storeys built around the major shopping centre.
