Stretching across the whole southern edge of Scarborough, Kingston Road has become a corridor of growth and development, characterized by an array of mid-rise buildings. Among these developments, many with rectangular built forms and terraced designs, is the proposal at 1111 Kingston Road, located in the Fallingbrook neighbourhood. This project, designed by RAW for Feeley Group, aims to introduce an 8-storey mixed-use condominium and live/work building utilizing geothermal energy.
The site, currently encompassing multiple properties with addresses extending from 1103 to 1111 Kingston Road, covers an area of approximately 995m² on the southwest corner of Kingston Road and Blantyre Avenue, east of Victoria Park Avenue. Previously known as 1111-1119 Kingston Road and 196-198 Blantyre Avenue, a Municipal Numbering application was accepted to change the address. Historically, the land has been occupied by four semi-detached residential houses, all of which are presently vacant.
The development proposal outlines the construction of an 8-storey mixed-use building, set to rise to a height of 29.21m, incorporating 58 residential units. Among these, four ground-level live-work units offer a mix of professional and personal space, with non-residential use at grade and one-bedroom living spaces on the second floor. The design allocates two elevators, meaning very short wait times.
A proposed total Gross Floor Area (GFA) of approximately 4,342m² entails a Floor Space Index (FSI) of 4.37. There would be 128m² of indoor and 116m² of outdoor amenities. The plans include an allocation for geothermal energy facilities, in response to the Toronto Green Standard and push for energy efficiency. Due to this, the top floor is designated for shared mechanical and amenity purposes, featuring an outdoor terrace.
Parking considerations include a two-level underground garage, providing 22 motor vehicle parking spaces equipped with electric vehicle charging infrastructure. This setup offers 20 resident spaces and 2 visitor spaces, with one of the latter being accessible. Moreover, the project proposes 70 bicycle parking spaces, with 52 for long-term and 18 for short-term use, including 12 at grade level.
The architectural design of the building embraces a contemporary aesthetic seen across the stretch of Kingston Road, with step-backs on all elevations creating a dynamic, terraced appearance. This approach aims to enhance the building's visual appeal while contributing to a more engaging street-level experience.
Situated along a major arterial road, the site is served by TTC buses with quick connections to Danforth Line 2: the nearest subway station at Victoria Park Avenue is just 1.6km to the north.
The proposal is in line with the ongoing evolution of Kingston Road, joining a series of developments of similar height and built form. To the east, Courcelette Condos (also designed by RAW) is under construction and set to stand 8 storeys, while to the north Kingston&Co was completed in 2016 at 10 storeys. Further west, Beech House at 873-907 Kingston Road features 7 storeys, and 847 Kingston Road is proposed at 10 storeys. Northeast, a cluster of mid-rises closer to Warden Avenue includes the under-construction Terrasse Condos at The Hunt Club (another design by RAW) at 7 storeys, the proposed 1336 Kingston Road at 8 storeys, and Residences at The Hunt Club completed in 2019 standing at 9 storeys.
