The future Yonge North Subway Extension will increase transportation capacity to the northern extent of North York, and on into York Region north of Toronto. Close to the new stations, many proposals that will add density have been submitted to the cities of Toronto, Vaughan, Markham, and Richmond Hill. In the Newtonbrook East area of North York, one such development proposal at 7 Steeles Avenue East is for a towering 50-storey mixed-use residential building. Designed by RAW for Sky Property Group, the proposal dubbed Steeles Heights is set to capitalize on the density target of the Major Transit Station Area for the future Steeles station.

Official Plan Amendment and Zoning By-law Amendment aplications have been filed for the site positioned on the south side of Steeles Avenue East, just east of Yonge Street. Occupying a site assembled from five parcels of land, the site is approximately 2,400m² in area. The site's current structures include a 2-storey commercial building and three single-detached dwellings, alongside a vacant parcel. The blend of residential and commercial hubs reflects the area's diverse urban fabric, while the amalgamation of these diverse lots into a singular development is characteristic of the upcoming transformation for this part of Toronto.

Steeles Heights would soar to a height of approximately 166.6m, with the building poised to house 683 residential units. The design includes an arrangement of five elevators, resulting in approximately one elevator for every 137 units, indicating long wait times.

The development is set to feature a 7-storey podium, topped with 43 more storeys in a tower. The podium would include retail spaces at grade, contributing to the vibrancy of the street level. The building is oriented east-west, maximizing the use of the site.

RAW’s design calls for a total Gross Floor Area (GFA) of 36,262m², with 171m² of retail GFA. There would be 1,802m² of indoor amenity area, along with 975m² of outdoor amenities, all found on floors two and eight. Below grade, four levels of underground garage would provide 123 motor vehicle parking spaces. For cyclists, the plans entail 472 long-term and 41 short-term bicycle parking spots.

The site is 1.9km north of the existing Finch TTC subway station, and served by several bus routes, including express and night services, running into York Region as well as Toronto. The future 8km-long Yonge North Subway Extension, planned to open in about a decade, will add a station just steps from the Steeles Heights location.

Multiple development proposals are active in th area surrounding the Steeles Avenue and Yonge Street intersection. 6979 Yonge Street and 26-34 Nipigon Avenue, both in proximity to the Steeles Hights proposal, are proposed at 50 storeys. Developments tend to decrease in height and density as one moves away from the intersection, such as with 7080 Yonge Street and 18 Athabaska Avenue, proposed at 40 and 45 storeys respectively.
