In this week’s UrbanToronto Pro Instant Report, we we pull data for MLS Zone W08, in Etobicoke Centre. This zone is home to a plethora of transit options, including Highway 427 and the Gardiner Expressway for vehicles, while transit commuters can get access through Bloor Line 2 and GO Transit's Milton Line. This area is undergoing significant changes, driven by both a diverse range of development projects and increased connectivity coming to Eglinton Avenue in the future.
MLS Zone W08 is bounded by Eglinton Avenue West to the north, the Humber River to the east, Bloor Street and the Gardiner Expressway to the south, and the Etobicoke Creek to the west. The area hosts the west end of Bloor Line 2 along with Kipling GO station and a MiWay bus terminal. Furthermore, Etobicoke Centre's north end is poised to benefit greatly from the Eglinton Crosstown West Extension, now under construction, which will extend the Eglinton Line 5 Crosstown LRT from Mount Dennis station to Renforth Drive.
The zone currently boasts 78 pre-construction projects, 15 under construction, and 26 that have reached completion over the past decade. These collectively provide an impressive total of 41,989 residential units, catering to a diverse mix of residents with offerings ranging from studios to one, two, and three-bedroom units, for a zone emerging as a transit-friendly hub.
One noteworthy project completed at the end of 2021 is Cypress at Pinnacle Etobicoke. Standing tall at 83.8m with 295 units, this 25-storey mixed-use condominium building, designed by Turner Fleischer Architects for Pinnacle International, is located at 5415 Dundas Street West, just east of Shorncliffe Road. This development adds a modern touch to the Six Points area, offering a fusion of residential, commercial, and institutional spaces.
Among the projects currently under construction in the zone is Verge Condominiums, located on the southwest corner of The Queensway and Islington Avenue in The Queensway neighbourhood. Also designed by Turner Fleischer Architects, and developed by RioCan Living, the development comprises four mixed-use condominium towers ranging from eight to 17 storeys and 29.55 to 60.3m high. It will introduce 544 residential units, including condominiums and affordable rentals, as well as a mix of commercial and public spaces, enriching the vibrancy of the area.
One of the upcoming projects in the zone is the Six Points Plaza Redevelopment. Proposed by Liberty Development and designed by Arcadis, this ambitious venture features six mixed-use condominium buildings ranging from 32.1 to 144.6m in height, or eight to 45 storeys. Situated at the northeast corner of Dundas Street West and Jopling Avenue South, this redevelopment is set to accommodate a total of 2,387 residential units, along with commercial spaces, promising a significant transformation of the area. Most other parcels of land surrounding this one, all smaller than this plaza site, also have new tower redevelopments proposed on them.
The development statistics paint a picture of Etobicoke Centre's urban growth. With an average Floor Space Index (FSI) of 4.67 and a substantial Gross Floor Area (GFA) of 4,038,234m², of which over 86% is allocated to residential use, this zone is experiencing a remarkable metamorphosis. The projects exhibit varying heights, up to a maximum of 55 storeys and a median of 18 storeys, resulting in a vibrant urban environment.
As Etobicoke Centre continues its evolution, the many planned developments in proximity to key transit hubs and ongoing infrastructure improvements position the region for even further growth.
